The Area Director Business Development (ADBD) is responsible for leveraging market knowledge and company resources to develop and implement strategic business development initiatives. This role focuses on generating qualified, non-paid professional referrals, attracting more seniors to Sunrise Senior Living, and positioning Sunrise as a preferred provider in the market.

With more than 20 years in senior living, Jodi has served as a Memory Care Director, Executive Director, Regional Director of Operations, and now Division Vice President of Operations. She is passionate about developing leaders, building strong teams, and creating exceptional experiences for residents, families, and team members.

Experience and Qualifications
· 3-5 years of experience in consultative business-to-business sales.
· Prior experience in healthcare account sales or professional business development is preferred.
· Proven track record of successful account management.
· Exceptional ability to handle multiple priorities efficiently.
· Strong written and verbal communication skills, including group presentation facilitation.
· Excellent organizational and time management skills to ensure tasks and goals are met promptly.
· Capable of identifying and adapting to new or changing business opportunities.
· Demonstrated ability to consistently exercise discretion and independent judgment.
· Proficient in problem-solving, decision-making, and good judgment.
· Advanced proficiency in Microsoft Office Suite (Outlook, Word, Excel, etc.) and the ability to quickly adapt to Sunrise applications.
· Availability to work flexible hours, including peak service delivery days and times, reflective of Leadership Excellence staffing needs.
· Proven ability to work independently without daily supervision, whether on the road or from a home-office environment.
· Demonstrated capacity to educate and facilitate product/service knowledge with trade organizations, healthcare providers, and professional organizations.
· Skilled in targeting and generating referral streams from professional communities, associations, and related providers.
· Effective in building professional relationships within the community to maintain and expand referral sources.
· Demonstrates success in identifying and managing key referral accounts for census and revenue growth.
· Proficient in account planning aligned with market priorities and delivering results.
· Works collaboratively with Executive Directors and community sales teams to resolve problems and improve service delivery.
· Organizes and supports trade shows, professional events, and community marketing initiatives to generate qualified leads.
· Monitors census/referral activity, prepares sales reports, and updates the customer relationship management system (CRM).
· Provides consistent updates to Executive Directors and Directors of Sales on the status of business development activities.
· Fully understands and can educate others about the legal and regulatory aspects of sales contracts and state admissions/discharge requirements.
· Develops and maintains a working knowledge of state regulations to ensure compliance.
· Participates in and facilitates Sunrise University Training and other self-study programs.
· Actively mentors and coaches Directors of Sales on professional outreach best practices.
· Monitors and reconciles budgets and expenses, ensuring compliance with Sunrise policies and internal controls.
· Strategically manages local paid referral partnerships to optimize 3rd-party referral performance.
· Keeps current with industry advancements through reading, conferences, and training sessions.
· Consistently participates in team sales meetings, offering insights and coaching on business development.
· Maintains a regular visit cadence with communities to support consistent engagement and results.
· Ensures compliance in assigned training to uphold Sunrise’s standards.
