Job Description
Assists in the following duties of periodic maintenance, operation and longevity of the following: boilers and other auxiliary equipment producing steam and heat; wooden structures such as furniture, equipment, partitions and other facility apparatus; landscaping and grounds maintenance; painting, varnish, staining, enamel and/or lacquer application to surfaces as directed; installation, calibration of refrigeration and air conditioning systems; assists in troubleshooting and correction of plumbing, electrical and HVAC structures.
Essential Duties Including but Not Limited To:
- Observes various meters and gauges and takes appropriate action for safe operation.
- Repairs and/or replaces broken or worn parts, i.e., valves, meters, levers.
- Cleans and repairs boilers, discharges sediment, regulates feed water and condensation pumps, lubricates pump equipment.
- Follows preventive maintenance or designated maintenance schedule. Performs work such as repacking valves as needed, changing piping, cleaning and painting in boiler room as needed and lubricating boiler compressors, pumps and related parts regularly.
- Reports major repair needs and unsafe conditions to supervisor.
- A working knowledge of fire alarm and signal systems.
- Ability to diagnose system malfunctions on electrical equipment; repairs or replaces defective parts as necessary.
- Assists in maintaining and repairing HVAC controls and associated equipment to maximize efficiency levels in all environmentally controlled areas.
- Assists in replacing, repairing and testing electrical circuits, equipment, appliances and lighting systems as required.
- Checks pressure and temperature gauges periodically.
- Completes all work orders in a timely manner.
- Consults with and keeps supervisor informed of activities, needs and problems.
