Join Our Team as a Settlement Processor!

Are you highly organized, detail-oriented, and looking to play a critical role in the real estate closing process? As a Settlement Processor with HomeSale Settlement, you will be the backbone of our closing operations. Working closely with our Settlement Officers, you will manage the technical and logistical preparation of closing files to ensure every transaction is seamless, accurate, and ready for a successful closing.

Because this vital role supports our dynamic Central PA market, we are ideally looking for someone located in Harrisburg. However, since we serve a broader region, we warmly welcome talent from the surrounding Central PA areas who are ready to make an impact! What You’ll Do Day-to-Day

In this role, you will handle the vital, behind-the-scenes mechanics of real estate transactions. Your key responsibilities will include:

Document Preparation & Revision: Review and revise title commitments, Closing Protection Letters (CPLs), and deeds to keep all documentation current and legally sound.
Requisition Management: Order and verify mortgage, tax, and judgment payoffs, as well as resale certificates and municipal utility payment statuses.
Financial Calculations: Calculate tax prorations, title insurance premiums, and broker commissions accurately, and input lender fees into final settlement statements.
Lender Coordination: Prepare preliminary Closing Disclosures (CDs) for lender review, ensuring compliance with lender instructions and legal standards.
Operational Teamwork: Collaborate with internal staff and external partners to meet milestones, and occasionally assist with or conduct closings to support branch volume.

What You Bring to the Table

We are looking for a professional who is communicative, adaptable, and deeply focused on accuracy. The ideal candidate possesses:

Experience: 2+ years of experience working in a title, escrow, or real estate settlement office is highly preferred.
Technical Skills: Proficiency with Microsoft Office Suite and Google Workspace. The ability to quickly learn and navigate specialized title/settlement software systems is a must.
Industry Knowledge: Familiarity with title clearance procedures and document preparation is a major plus.
Core Strengths: Exceptional attention to detail, strong time-management skills, a collaborative mindset, and top-tier customer service skills.
