Full Job Description

Property Management firm is looking for an experienced Property Manager to oversee the operations of a large cooperative apartment complex in Queens

PROPERTY MANAGER'S PRIMARY DUTIES AND RESPONSIBILITIES:

The Property manager will be directly responsible for:

· Oversight of all community operations, maintenance services and outside contractors/vendors.

Process purchase/sublet applications

· Effectively communicate with the Boards and Residents, as applicable

· Implement cost saving and revenue increasing initiatives

Supervise staff (Superintendent, Handymen, Porters, Concierge)

· Enter, track and follow up on all maintenance work orders

· Perform weekly inspections of property to ensure it is properly maintained

· Implement an in-depth review of the governing documents (By-Laws, House Rules, Offering Plans) to ensure operation is in accordance with governing documents

. Oversee arrears collection and work alongside legal counsel, as necessary

· Communicating with the Board of Directors in all aspects of property oversight

· Attend periodic evening board meeting either in person/zoom

· Assist in creating and maintaining the annual budget

· Preparing and sending emails and other notices

· Weekly property inspections and scheduling of repairs, including obtaining multiple proposals

· Processing proposals, repairs and invoices for proper approvals and payments

PROPERTY MANAGER EDUCATION & EXPERIENCE REQUIREMENTS:

· 5+ years of Property Management Experience

PROPERTY MANAGER REQUIRED KNOWLEDGE / SKILLS:

· Proficient in: MS Office; Word, Excel, Outlook-Calendar, One Drive, and Google counterparts

· Must have excellent verbal/written communication, and outstanding customer service skills.

· Personable, flexible, and adaptable with a can-do attitude.

· Must be detail-oriented, highly organized, self-motivated and have the ability to prioritize tasks and projects with limited direction and time constraints.

· Ability to be resourceful and proactive in dealing with issues that may arise.

· Be calm and effective under pressure, have good problem-solving skills, and be solution

· focused.

· Superior judgment, professionalism, and the ability to maintain the highest level of

· confidentiality.

Compensation Salary $95,000
