Full Job Description

Onsite Manager

HCM Property Management is looking for a dedicated and organized Onsite Manager to serve as our primary representative to live at the apartment building. This role is perfect for someone who takes pride in maintaining a clean, welcoming environment and excels at tenant relations.

Our centralized management approach ensures Onsite Managers are supported by an office staff where the HCM office staff handles rent collection, maintenance scheduling, and lease drafting, allowing Onsite Managers to focus on the property cleanliness and leasing tours.

Compensation & Housing

Hourly Pay: $18.42 per hour.
Commitment: Part Time approximately 4 - 16 hours per week
Housing Benefit: This position includes free rent in a one-bedroom apartment located onsite.
Location(s): Tujunga, CA

Core Responsibilities

Building Cleanliness: Maintain common areas, vacant units, and laundry room cleanliness through sweeping, vacuuming, mopping, and light trash removal.
Leasing & Vacancies: Conduct unit tours, video-document vacant apartments for marketing, post signage, and manage leasing inquiries (Guest Cards) via AppFolio.
Move-In/Out Coordination: Coordinate key exchanges, perform unit inspections (Move-In/Move-Out), and ensure apartments are "Rent Ready".
Maintenance Reporting: Identify and report maintenance issues to HCM’s Maintenance Dispatch; set up key lockbox vendor access for repairs and turnovers.
Administrative Tasks: Use a smartphone to submit daily Shift Reports with photos, post notices on tenant doors, and maintain accurate parking maps.

Essential Requirements

Onsite Presence: This role requires you to live Onsite in the apartment provided. Due to the nature of building operations and emergency representative duties, the candidate must not be away from the property for extended periods of time.
Technical Proficiency: Must be proficient in Gmail and Google Calendar for daily communication and tour scheduling. Manager is expected to report at least 15 minutes 6 days per week.
Availability: Must be available either Saturday or Sunday to conduct tours if you have a vacant unit
Communication: Excellent interpersonal skills to follow up with tenants and provide high-quality customer service.
Reporting: Ability to use a smartphone for detailed documentation, including photos and video uploads.

Pay: $18.42 per hour
