The Commercial Facility Manager is responsible for the day-to-day physical operations of the properties within their portfolio. This includes providing directions to and or implementing the maintenance of the properties, tenant relationships and budgets.

Acting as the client’s representative, responsibilities include maintaining building structures and equipment to ensure efficient operations, and maintaining a first-class curb appeal at all times
Working with the Asset Manager to assist in preparing the annual operating budgets for full or partial calendar year’s operation at projected occupancy
Must be able to effectively manage on-site building engineers and roaming technicians
Facilitate and manage service contracts; i.e. lawn care, landscaping, snow removal, HVAC maintenance and repairs, security, and janitorial services. Administer preventative maintenance and capital improvement projects using long-range planning techniques
Facility Managers will be responsible for maintaining a positive relationship with all building tenants
Encourages computerization or upgrades of building systems to reduce building operating expenses. Think as an Owner and recommend innovations and improvements to Asset Manager
Supervises security functions for protection of occupants and visitors of each property. Report all incidents immediately to Asset Manager
Perform general weekly property inspections and semi-annual roof inspections. Inspections should include visits with tenants
Solicit bid proposals for all outside service contracts. Supervises and evaluates all outside contractors for performance per specifications. Rebid contracts upon expirations
Supervise coordination of tenant improvements to effect transfer of responsibility from leasing department to management, such transfer to begin before lease execution
When necessary, hire and supervise tenant improvement contractor. Approves all invoices, obtains lien releases, and ensures that certification of occupancy is obtained on time.
Maintains complete files of plans, contacts, and costs
Other duties as assigned
Bachelor’s Degree in related field and a minimum of 3 years of successful related experience or equivalent
Demonstrated proficiency in MS Office Required (Excel, Word, Outlook, etc.)
Ability to read and understand large budgets
Ability to work independently as a project leader and as a team member
Ability to exercise judgement and discretion in critical business situations
Strong written and verbal communication, to include ability to relate well with others in various settings
Positive and innovative approach to problem solving
Valid Driver’s License and minimum auto insurance required
Reliable transportation required
Must reside within fifty miles of the Omaha Metro area
