The company is not capable of finding the true problems in their offices. They place enormous pressure on their employees and do not recognize the hard work and efforts that are performed by the staff. They overlook gross incompetence in the top leadership and are unable to see the truth when it is staring them in the face. They value only numbers and do what it takes to save face at the expense of the hard working and caring employees who are more expendable. Overall, if you're looking for a quick job and some money then this position and company would be decent for you. If you live on site your whole paycheck will go right back to the community in rent. I stress that they deeply under-pay the employees at all stages (Community assistant, leasing manager, etc) and expect mass work load from you. The environment from the corporate office is very patronizing where they should be uplifting and willing to help. From my personal experience, I thank the company and community for the experience but would never work for this company again nor refer/advise someone else to work here. Save yourself the stress and get paid more for it somewhere else

Depending on which season you work (during leasing season/move-in season or during off-season) the hours and environment differ greatly. During the off season, the environment is pretty laid back and perfect for a college student. You can plan fun events for the residents and often be creative with different marketing strategies, etc. However, during the stressful seasons such as move-ins and move-outs, it can be extremely stressful as you are required to put up with angry customers daily and often work 10+ hour days, and are also expected to do manual labor (moving furniture, trashing out dirty apartments) or other tasks. HOWEVER, the busy season is during the summer months and for a student, this is a great way to rack up hours so you can receive greater pay. This job looks great on resumes as you are often asked to wear multiple hats and do different tasks, which if you use to your advantage, you can come out of the job with a lot of great skills to apply to your next job.

Most days were spent calling and logging future residents into the company database. Follow-up calls and customer service to current residents was an everyday thing. I learned how much preparation and time goes into coordinating meetings with employees and prospects, planning and executing events, and maintaining a healthy relationship with the property, clientele and co-workers alike. The most challenging part of the job was finding creative new ways to attract more consumers. I was the top-leaser in the company and well respected when it came to customer service. Also, I would manage and coordinate majority network and technical issues inside the office and around the premises. From responding technical support calls to fixing the printer in the technology center, I was the Extensive Networks on property representative.

A typical day for me at work would be collecting rent and oversee the enforcement of delinquency policies. Managing resident financial accounts and coordinating account receivables and accounts payables. Maintaining property files and accounts.  Preparing reports for the General Manager and company management. Prepares reports for the General Manager and company management

Interacting and assisting with prospective and current residents about property services, resident accounts and other resident inquiries. 
Assisting with a high level of customer service. Processing move in and move outs and transfers into the system. 

The hardest part of the job for me would be the process of having to evict struggling students when they can't pay rent. The most enjoyable part of the job is meeting and interacting with students from all parts of the country and from other countries.

They do pay well and have great benefits however this does not outway the issues that come with a career with this company. 

They expect too much of their employees, do not care about your work/life balance or you as a person. It is all about the bottom line and what you can do for them. Most issues come at a corporate level as no one is on the same page and it creates confusion at a site level.  While you may have a great onsite team, the corporate level employees are  hard to please, unforgiving and make mistakes that come back to bite you. If your direct supervior ever says anything you think is slightly questionable, take it to the next person in line ASAP and don’t wait or it could cost you your job by doing what you were told to do. 

Favorites are played and they will end up keeping employees that cause issues and don’t do their jobs and terminating those that make the property function. I may work here now but not much longer. Too stressful.

The team of workers here is truly fantastic—supportive, friendly, and collaborative. Everyone works hard and creates a positive environment, making it enjoyable to come to work each day. However, challenges arise when it comes to the owners. While their involvement can be helpful at times, they often make decisions that come across as overly cost-conscious. This approach can sometimes limit opportunities for growth, development, or necessary resources, which can be frustrating for employees striving to do their best. That said, the overall work environment remains pleasant thanks to the camaraderie among the staff. If you’re someone who values strong teamwork and doesn’t mind navigating occasional financial constraints, this could still be a rewarding place to work. A little more investment from the owners in their employees and workplace could go a long way toward making this an outstanding experience for everyone.

The property that I worked on is approximately 30years old with most units having the original appliances and air conditioning. Have fun getting up at 3 am to a water leak from a rusted out water heater that has flooded 2-3 units. The worst part of the job is the summer time when you have to turn 180 units in 90 days all with a team of very inexperienced technicians and temps. The management will assign tasks and before you can even start the one they have added three more. All this while trying to manage a budget , maintain inventory levels and assist vendors with the many problems that consistently arise. Page after page of work orders for apts that were just recently turned. 5-6 different types of ac . When an ac needs replacing they buy the cheapest possible units. With no one to do the warranty work. A company that has no interest in anything but the bottom line.

This company provides little to no consideration about their employees.  They feed you this "students first" motto but will pull surprise mandatory meetings without proper notice. The on call phone they make you carry and dont pay you for having keeps you from making trips to the library or geoup meetings because ifnyou miss a call they will fire you.Turnover happens so often that you wonder if you will have a job come next friday. Most of floating management is a joke and will hire or fire you based on what you look like or if they like you personally outside of work. The only way to move up is to have a personal relationship with your manager or whoever is making the decisions at the time. Hard work and loyalty means absolutely nothing. All of this for a minimum wage pay check that barely covers rent and leave you in need of a second job so you can put food on the table.

The ratings above aren't quite fair to the position as its a pretty unique job in terms of advancement. No one takes an RA job with the expectation of advancing, as its often a student only position. That said because it is a student only position the scheduling is often more than fair. A typical day I would spend calling prospective residents and preparing for events. I would also spend "on call" days patrolling the dorm and confirming all community guidelines are being follow. It is an incredibly tough job where you spend an unfortunate amount of time dealing with mental health emergencies, however, it is the most rewarding position I've ever held and I miss this job almost every day. But upon graduation it was my time to move onto the path I had chosen in my field of study

A typical day at work consists of maintaining the front desk, and assisting any resident/prospect in any questions or requests he/she may have. I learned to use my communication skills to connect with the resident to make sure they were satisfied. My co-workers were students such as myself so they understood when someone needed a shift covered or needed help with anything. Our management listened to requests and did what they could to make sure the staff and residents were happy with activities and duties. The hardest part of being a leasing assistant was to find prospects that had the resources and time to complete all paperwork. The most enjoyable part was hosting/attending many of the communities events.
