When I took the position I had already accepted a position through a different company at a higher rate of pay as the maintenance supervisor.  The regional manager at the time and I had worked together previously as co-workers and equals so I gladly took the dollar less per hour and also accepted a position as a regular maintenance tech being as there was not a maintenance supervisor or lead for the two properties I was to oversee. mind you when I claim to this property they had already turned 13 maintenance technicians over the previous three years span. After my first year with the company both of the properties I worked with received awards won for highest growth in overall income and the other for the lowest vacancy percentage.
The gold standard is one maintenance technician per 100 apartment units at the time my employment ended me and the other technician had a shared responsibility of 320 Apartments roughly spread between West Omaha and Fremont 30 to 40 minutes apart and we're consistently putting in 50 hour to 60 hour weeks and still not able to keep up yet they consistently stated we are the problem. at the end of my employment I had informed them that I was accepting another position at a higher rate of pay with a larger benefit package and after never being written up for any performance-related issues they fired me saying that my productivity was down magically after giving them notice which I also lived on site at the apartment I managed. Due to there claws they force you to sign this would kick me my wife and two small children one of which was 2 years old to find another place and vacate completely within 7 days which also lined up within the week that school was to start up. That is the level of character in the management not only to mention all the lies when they sat everyone of us maintenance technicians down in Omaha to say we received some level of bonus then came around property to property the following week to say we misunderstood and there was no bonus to be had
Don't work here there are plenty of other maintenance companies in the area even if you are offered a few dollars less you may have some job security and despite every employer wanting to profit I've never worked with any other company so ready to make that profit at the expense of their own employees.

I have never felt the need to leave a negative review for a company before, but I believe in being honest and transparent so others can understand what they’re walking into before applying.

In my experience, the biggest issue at Elevate Living is a serious lack of effective leadership. Leaders should set the standard, provide guidance, and foster a culture of accountability. Instead, leadership often leads through ego rather than collaboration, and communication is inconsistent, reactive, and frequently unprofessional. There is little structure to support employees, and decisions often feel driven by short-term fixes rather than long-term solutions.

Maintenance issues in older properties can go unresolved for extended periods, creating frustration for both residents and on-site teams. There are no property managers physically present at these sites, and leasing teams are expected to direct residents to a helpline that often leads to voicemail. This creates an environment where residents only receive real-time help when situations escalate — leaving frontline staff to absorb that frustration without proper resources or support. Meanwhile, maintenance and grounds crews are consistently overworked and under-supported.

Raising concerns or offering feedback can feel unsafe or unproductive, as issues are often dismissed or turned back onto employees. Favoritism plays a clear role in how situations are handled, and accountability is rarely shared. Instead of training, coaching, or constructive problem-solving, employees often face blame and pressure for issues outside their control.

This culture creates a tense, unstable work environment that prioritizes optics over meaningful solutions. Elevate Living has potential to be a strong company, but without major improvements in leadership, communication, and accountability, it will continue to struggle with employee morale and resident satisfaction.

I have been bounced around multiple different properties from the day I have started. Only working the property I applied for, for the first maybe 4 months. 

Management is a mess, changing every thing we do on what seems like a whim. Removing leasing agents from properties and leaving only maintenance on site, causing residents to have to find maintenance to get any help due to changing the call number to a robot that will ONLY help if you leave a voicemail. 

Ordering parts and supplies is a mess, with over half of management not knowing where we source parts from and/or “forgetting” to order parts for weeks until they are reminded. 

The turnover rate is stupidly high because corporate thinks they can make changes to everyone’s schedules that they deem “beneficial”, I.e. changing on call from mon-thurs & fri-sun to full weeks and adding 9 properties into the on call rotation, pulling staff to completely different properties we haven’t been trained on and leaving untrained leasing agents to deal with situations they’ve never been through. 

When these issues are brought up, we are met with a big resounding “Get on board or get left behind”. Even though more than half the properties are falling apart LITERALLY at the foundations 

If they can’t keep staff, they need to sell properties they can’t keep up with. They are also extremely inflexible when it comes to missing work/having less than 40 hours on your time card. Every number is watched like a hawk until it comes time to get things fixed. 

They hired new staff to take the brunt of rage the residents are throwing at us and we can’t keep them due to this

Elevate Living tries to pride themselves on being employee orientated and caring about employees when really you are just another body. If you do not have PTO, they will deny your time off request even if it is for a family emergency. If you have a sick child, and need to call in, and have no PTO, you will get a write up for missing work (2 write ups and you are fired). PTO has to be accrued from your start date, its about 4 hours every 2 weeks.  Elevate Living wants you to dedicate your life to them with little to no pay. They do not care about anything you have going on outside of work and will scold you for a day miss even if it is unpreventable and you have to miss. Snow days happen, they want you to risk your life to drive into work even if the roads have not been cleaned. Elevate Living expects you to run multiple properties with 800 plus units, but give you ZERO tools to run it. The apartments are run down, have mold, are falling apart, and they expect you to keep work orders under a certain amount yet they cannot keep maintenance staff nor hire the proper vendors to take care of the tasks that maintenance  cannot. They do not take care of the apartment buildings, there are holes in the ceilings/walls, paint has not been updated in years, carpet in the halls have pet urine and large stains and they refuse to replace carpet due to the cost. The property managers will be scolded for not keeping work orders under a certain amount. Elevate Living will fire employees for anything, there is no job security. They play favorites with employees. They base your bonuses off of a reputation report, you can work your butt off and not receive a bonus because of online reviews, KNOWING that when a person/tenant is upset they will leave a bad review even if the review is unrelated to the staff. The staff turnover rate is ridiculous. Stay away from this employer.

I have worked with Elevate for less than a year. I stepped in as a Property Manager for a set of properties that were operating with minimal maintenance staff. This, of course, was not ideal but management worked hard to get us more maintenance staffing. They are quick to remedy and address staffing issues, whether it's due to toxicity (that isn't tolerated) or staffing needed. It's sometimes hard to see past what you are dealing with on a property level but upper management never has left a property high and dry without trying to assist and fix whatever the issue is. I since have been promoted and given a set of new responsibilities. I highly recommend working for Elevate. They have gone through a lot of management style changes in the last year, which has lead to some turnover because let's face it, change is hard. But our local management teams are supportive and work hard to ensure we stay happy and are given the tools we need to succeed. The company practices transparency and as long as you do the same, and voice concerns, you are heard and treated fairly. Corporate is also always there to assist, as long as you ask, they are there to help. Property management is a fun but stressful field so the work is hard day to day but very rewarding in the long run.

I strongly encourage anyone looking at a job here to read the staff reviews, you will get all the information you need.
They are strict on 40 hours per week- you get 1 PTO day per month so if you’re sick you can forget about vacation, and vice versa.
They tend to confuse confidence for competence and will hire anyone that passes their initial screenings. The work culture is terrible and upper management is the root cause. Hiring for a specified position and then constantly enacting changes without listening to staff feedback. Residents are always mad at you, but there’s nothing you can do because you’re not trained to do anything! The job I was Hired for was chipped away and boiled down to glorified tour guide. 
The numbers are pushed and vacancy is stressed, the apartments aren’t kept up and both staff and resident turn over is frequent. Nobody at my location was ever there for longer than a YEAR! 

If you enjoy doing more than your job, being told you’re not a team player, being overworked and not listened to this place might be for you! If you’d prefer to not go to work stressed every day and have to work with incompetent management steer clear! 

If you want a career do not work here because you will not last no matter how great of Manager, you are. This property is on its 5th Manager in 2 years and its all due the owner ship and Regional support or lake thereof.  They say they want you to build a team atmosphere, but the Regional support will keep you from building that. The Regional team area all unprofessional and disrespectful. If one of them do not like you personally you will be fired with no warning at all, hence them being on the 5th Property MGR in only 2 years.   . In over 13 years in property management I have never had a any Regional team  be so unprofessional and just down right disrespectful. .   Be warned the Regional team is uncultured, uneducated and down right ignorant on how to be a professional leaders. The bad thing is, is the owner ship has no clue at how the Regional support is hurting the company and firing perfectly good staff that could do the company good.   I worked for the company for less then two months and was disgusted on how the Regional Support acted and poorly represented the company. It’s very sad when the leaders you have for your company curse at employees, put down employees in front of other employees.

The company owns one property in kcmo that they do not care about at all. They have made multiple derogatory comments about residents and employees. No one from corporate can tell you how to properly do your job because “they don’t know” yet they are the regional managers. No one from corporate comes to kc to help and the property needs a lot of attention that they aren’t willing to address because “the residents can wait”  Residents have been neglected, employees are being forced to do to much work and are not properly trained. The most enjoyable part of the job is interacting with the residents and trying to show them we care although the property management company talks bad about its employees and residents and does the absolute bare minimum to help anyone. They also want control over everything even though no one’s ever actually on-site from the office unless it’s something related to a insurance claim, or an inspection. Cheap and uneducated team of corporate members if you ask me. Or anyone that’s worked there in the last 2 years. 

I would caution anyone considering a role here to look closely at the management structure and expectations. The “Workflow Manager” title is mostly for show — once hired, you’re treated as an analyst, and unless you’re one of the favorites, you can expect a high level of micromanagement and scrutiny over minor mistakes. Turnover is very high across multiple positions.

The pay is competitive for the amount of experience required, but that’s one of the few positives. Communication and professionalism from leadership and HR are inconsistent, and there is a noticeable reliance on corporate buzzwords without the operational substance to back them up. Property conditions are poorly managed, and many locations need significant improvement. Health care benefits are also below average compared to similar companies.

Overall, this is not a company where I would recommend building a long-term career. If you do accept a job here, I would advise continuing to keep your options open.

Staying away from this company is a good decision if you have other options available. The others in my office were great co-workers who were fun and great to work with. My manager was a great organizer and influencer. But despite that, upper management was extremely poor at planning and communication. The condition of the properties left us frequently screamed at or left with many harassing phone calls. We were expected to receive unreasonable review quotas for bonuses when even essential work orders like plumbing and cooking appliances took maybe a month or more to complete due to staff shortages. I constantly felt bogged down and stressed at home and work. I didn’t quite realize how bad this company was making me feel until I left. I feel so much better after changing my career path. Covid decisions were way too delayed, and the corporate office is extremely out of touch with the properties Elevate manages.
