Was in small office, and the worst experience I have ever had hands down.  Major lack of communication company wide but especially horrible in the office. Micromanaging is so bad it's almost unbearable. Consistently (as in every single day) was  blamed/accused of things for things that happened that I had nothing to do with or that happened the day prior when I wasn't even there.  Even when there was no way I could have possibly done it somehow I'm still to blame! Managers/Team Leads love to play favorites and so two faced it will make you sick. If you aren't in the "in" crowd then you are treated like garbage. If you don't party with them and get drunk both inside and outside the office then you are the outsider and they have no problem making sure you know it. They would talk about you or mock you and not even try to hide it. Will act like you do not exist, enter the office and greet everyone BUT you. Immediate boss will tell you one thing and then turn around and lie to manager telling them whatever they think will make themselves look good. When provided manager with proof that boss was lying manager wouldn't even look down at it just says ok and then moves onto the next subject, as if they are fully aware and just don't give a two cents and make you feel like you are wasting their time.  Behind every move is a hidden agenda especially in management. They do not hold all employees to the same standards.  No amount of hard work, overtime worked, behind kissing, bending over backwards, working off the clock or favors would get you anywhere if they have it out for you. I thought I was covering my tail by printing out emails and instant messages and keeping a log of all of these things when it didn't matter because manager didn't care, was in cahoots with immediate boss all along.  At first I put my head down and worked my tail off, thinking I will prove to them wrong but no, they will just find something else to zero in on you about and if they can't find anything then they will just accuse you of doing stuff that someone else did or that never even happened to begin with! The Gossip, backstabbing, lies, favoritism, accusations, and clique type behavior was beyond childish and despicable. I consistently asked myself how these people slept at night knowing they treat people like they are worthless piles of nothing for no reason. Only thing I have positive to say about this horrible company is the pay is ok, but raises were pathetic and insulting. And then at a certain point the pay doesn't even make it worth it due to the disgusting treatment and abuse you deal with on a daily basis. Went out of my way so many times to do things for this company, asking favors from people I know to make this or that happen, or taking on the workload of three people by myself, or spending my own money on things for the office, all goes unnoticed or unacknowledged.  They tried to bully me and tear me down in hopes it would cause me to quit and when that didn't happen they did anything they could to make me feel uncomfortable or unworthy of just a little common courtesy. they made promises to get me to agree to whatever it was they wanted and did not keep them. When brought to their attention the subject was changed as if my comment wasn't heard. They wanted me to feel like I didn't fit in and that I was an outcast. One would talk about you in another language because they think you don't understand what they are saying while you are right there making sense of every word of it. Benefits were expensive, You get a fair amount of PTO but we've already covered that (see above) so can't really count that as a good thing. My advice is to run far away and as fast as you possibly can from this company. I left a different person than I was when I started there and it's not like i was there for years and years and years

All management seemed to care about is that you crank out files. They will press you for faster results. This position was simply put: a grind. Worked here for 6 weeks before resigning. Not one time did my manager whom I reported directly to initiate contact with me once I was hired and onboarded. A week and a half into the job, I had to push back on expectations with trainer and manager. Trainer who was super sweet and very knowledgeable in this position was instructed to push for volume results by management. On one hand you are told you are doing great, just do it faster. The majority of training could be done from a manual had the time been taken to create one but they have you take tedious notes on every step. Click this when...next click....  Communication comes from various sources: instant messaging, branch emails, corporate emails, you are continuously notified of changes/revisions to the position you just got trained in. The manner in which you receive direction should be consistent. You learn the industry in a vacuum, not big picture. While there was some good training in your specific position you were not taught enough about how the specifics of your job effect other positions which allows for tremendous insight, resulting in efficiency. You also learn as you go in many instances which effects your production timeline. Though work knowledge progress was shown week over week, the expectation was immediately raised.  You are constantly under pressure watching the clock and hoping you don't hit a snag (which you always do) that will take longer than what was established as "average" time. Once you turn over a file, you are still responsible with follow up on it.  The job itself was not difficult had the the volume expectation was more realistic for the time you were there an/or your learning curve. I think if I had taken this job prior to the mortgage industry booming and interest rates falling creating an over abundance of refinances, I could have really enjoyed it. I was working many hours off the clock daily just to stay ahead for the next day. (this was not allowed but I did it anyway) Colleagues were very kind and helpful. Hope this helps your decision to work here. It's not for everyone but it is for many.

Guild will definitely teach you the skills needed to succeed. They taught me so much more than any company I worked for and once you build the trust of your managers, you will freely be independent to do what you can. I regret leaving this company for another, thinking the grass was greener, but reflecting back on Guild, I am blessed to have been a part of their culture. If you do your job well, you will be recognized. They teach you the right way, versus the wrong. Definitely not a paper pushing style ethic and you will need to be self-sufficient on decision making. If you are used to being told what to do, chasing money, or lying about your work experience, this is not the place to be then. Guild has a very smart group of people working for them and I was lucky to sit in a branch of a manger who took me under her wing to set me up for success. The door is always open and you do have a voice to be heard, even if if doesn’t seem like it. 

This is not a place to work for someone newer in the mortgage industry. Build the relationships with your LOs and underwriters and they will trust you and work with you in getting the deal done. 

Not many mortgage companies are out there like Guild, moving to consumer direct and phone sales. Their LOs have to network for their business to come in and this is a good opportunity to really learn. 

Some people complain that processors drive the underwriters, which is not true. An effective processor is a junior underwriter -working as a team to set the files up correctly, as you should know what can and cannot be seen by underwriting. 

If you do not know the mortgage industry or came from a credit union or big bank, I highly suggest to keep searching. 

You will build everlasting relationships working for Guild, but you have to build trust. Prove yourself and the benefits will come.

Guild Mortgage is one of the highest volume retailers out there. Many top producers work at Guild. If you are new, it can be an ok place to start to get your feet wet, but not recommended for anyone doing less than 6 loans a month. compensation is tiered with minimum 3 loans in 1 month to break above 100 bps. benefits are great. Pricing is terrible, they price gouge consumers on govie loans. On A paper conventional loans it is slightly above bank rates so fairly competitive. Too many middle managers taking a piece of the pie so they pay those margins using government loan pricing. Also, pricing is not consistent, branch managers have an override so that makes you an individual LO that much less competitive. Loan Officers were leaving Guild in droves because they couldnt compete on pricing. Also, Underwriting is a mixed bag as it is branch specific, some are good some are terrible. On the back end they laid off 5 underwriters in a 6 month period leaving us with 1 underwriter that always over conditioned on files. Same with branch processors it is branch specific. I had an average processor who was a B#$H and people hated working with her. Guild is not the type of company to close loans consistently in 25 days or less. 

Positives: Huge infrastructure, Guild U is great training, benefits are fairly good. Education resources, branches usually have transaction coordinators, great printers/scanners, receptionists, etc. If you already do a lot of volume you can get really comfortable here, Appraisal panels

Negatives: Pricing sucks on govies, not outstanding in any way, Branch specific for infrastructure

The company claims to reward people for following best practices but they truly only behave people who look the other way when Federal, State or Investor guidelines are not followed. 
I learned that businesses do not always care about the bottom-line costs because when I identified a savings of $200,000/year by changing a vendor, I was retaliated against by senior management. Keeping the relationship with the vendor was worth more to them than saving $200,000 per year in unnecessary costs and poor results. I also learned that senior management hires people who have middle management experience but do not have any mortgage experience manage anywhere from 5-20 subordinates. This is done so that management does not find the significant errors that their subordinates commit. For example, not selecting the proper number of loans or a variety of loans or not auditing the vendor audits.
Management conveniently terminates employees who know more than managers, directors or senior managers employees identify mistakes or errors in policies and procedures. 
The hardest part of the job is realizing that you need to patronize your manager because they do not have the experience or education to direct you but if you show that you know more than them then you will lose your job. 
The most enjoyable part of the job is the first 3 months when you think that hard work, teamwork, and innovation will earn you longevity.

I used to love working at Guild, it was my home. It wasn't until spring of 2018 that things started to really change for the worse. They were a private company and because the cash started flowing and they started growing, they took on more of a corporate mindset. The worst part is they promote these CORE Values but turn their back on it completely. I was let go because I wouldn't fall in line with our VP and I wasn't the only one. They've started to fire everyone who has a separate opinion than management or if you're "too influential" and make more sense than them. Someone actually got fired for not coming in on a weekend even though they worked 12 hr workdays. Someone got fired for speaking up about the rule "can't speak anything other than English". Someone else got fired for telling the VP that they can see right through them and know they're using manipulative tactics to keep the department separated (for example, the VP said "don't trust your spouses, your coworkers, or anyone around you. The only people you can trust is management"). Not only that, but once all these complaints were made to higher management and HR, they didn't listen at all and sent a company wide email saying "deal with it" essentially. Guild is no longer a good company to work for and it's a shame.

When I interviewed I was so excited to be part of this company. My interviewer was my manager to be and she made me feel like I would retire working there. DIDN’T happen as I was laid off after just 1 year and a half. I get sometimes due to market especially now there isn’t enough work to be given BUT I felt there were other areas we could have trained on or learned how to do new things while “it was too slow” or basically get put somewhere until it picked up. They started doing a whole bunch of lay offs since January and after each lay off we would have a meeting about “we are the future and the ones who aren’t going anywhere and are here to stay” yet there were layoffs every month until now (probably more now). Management is not so great as my manager I think I talked too maybe 2 full times the whole time being there. She was always “so busy” for us we had a Lead we went to. After our Lead was laid off 2 months ago it all went down hill on who we can go to for help as the new “lead” wasn’t the best. It’s really all about who you’ve known the longest when it comes to getting laid off or not. My coworkers were great though, we always helped each other if we didn’t know something. Work was remote. Would NOT come back even if they asked me to as the job security isn’t there. 

Don't get me wrong. I am not being treated poorly at Guild, but some of the Manager's need to put down their ban hammer. To put it this way, it's like they are carrying a stick with them wherever they go. They reprimand good employees for issues that should not even have to be addressed if not for the stand-off'ish attitudes some give off, intentionally or not.

They make lots of promises that they cannot keep, and are definitely all talk and no follow-through. Leaving you to question if they are really serious about your "growth" within the company as it is the same, repetitive non sense that gets discussed at every review.

They assign you as many tasks as you can take until you say no more, and expect you to deliver 100% each and every time, without the proper compensation to commemorate your hard work and achievements. A quick pat on the back and a "good job!" is good enough for them.

It is nearly impossible to "move up" unless you know the right people and are "in" with the "cool kids". Please stray away from Guild unless you want to relive high school all over again. 

Listen if you know how to play by the corporate rules (ie kiss butt, be relatively knowledgeable and likable, step on people on your way up) then this is the company for you.  If you abide by the Golden Rule, don't bother, look elsewhere for you career build, it is not going to happen here unless you break down to what this company wants you to be.  Otherwise, you are just another cog in the wheel and will either be fired or die one day.  Been here 3 years and still doing the same monotonous work with no apparent plans from management to develop while I watch them develop some guy who's been there 9 years and just got promoted 2 years ago, but his job never changed (but looks like he's going to have to step it up now).  Another guy, however is promoted to a level up in less then 2 years (was originally part time for 6 years and was full time last 2) and got another promotion mid year and this was a specialized position not formally posted in either internal or external job boards.  Gets all the high profile projects and will probably be my manager in the next year.  Have not seen much female, let alone "minority" female growth of late.

What is the best part of working at the company?
I worked here for 14 years unfortunately they do not care about their employees at all.  They only care about their top producing loan officers and if you are not one, you do not matter to them because you are not making the company owners money.  The company also pushes the boundaries of fraud and looks the other way to allow their top producing loan officers to commit fraud and give kickbacks to realtors in exchange for loans. Guild has had to pay out a huge $25 million settlement with the DOJ on a whistleblower case for loan fraud.  All that the Guild owners care about is making money. It is not a good company to work for, stressful and unpleasant work environment.  

What is the most stressful part about working at the company?
The company’s unrealistic goals from their employees, with no reward or incentives for meeting expected goals.  

What is the work environment and culture like at the company?
The environment was high stress, and the culture was to be a money making machine every quarter for the owners to reap the benefits while they pay their employees below par wages no real bonuses or incentives.
