I have held 3 positions with this company ranging from a leasing consultant to a managerial position. I'm consistently stressed from this company because there is always so much turnover, under trained managers, new policy updates, the ownership of the actual buildings have far too much say in the management company including our bogus low salaries, the lack of improvement on property, and my personal favorite the incessantly rude residents/guarantors. Of the three on-site bosses I had while working with this company only one made an effort to properly train, positively manage, and provide encouragement and thanks when applicable. The other two made work attrociuos and acted as if Peak is the only thing that matters. Work-Home life balance does not  exist with this company, you are expected to be at their beckon call and always available. The fact that the location I worked was open on holidays and Sundays is awful. Let the employees rest since no one actually will come lease an apartment. The apartments themselves are over-priced so the quality of the product to be sold has seen far better days. Payment is beyond terrible. Minimum wage and close to it for all employees. My first raise was 13 cents which I initially thought was a joke. Even as a manager I am making less money than is the liveable amount for the state I live in. There are always events in the office that include free food so instead of properly treating the employees we are just given some fattening food every so often that is leftover from residential events. Don't waste your time with this company, if you are truly interested in housing seek prime real estate opportunities or at least residential housing. This company will have you questioning your personal value.

Horrible place to work! The management staff is clearly overworked and they take their frustrations out on the leasing consultants. There is poor communication between corporate management and the managers onsite. The people you will work with are rude too. The property has had several 3rd party management companies which may contribute to the overall hostile working environment. This is a sink or swim type job. You will not be trained and you will not be given "constructive criticism" when you make a mistake. You will be belittled, chided, and subsequently you will be written up. 

The residents feel the same way about management. They hate the management team and they will not hesitate to tell you. The company will offer gift cards to the residents, but make the residents jump through hoops just to get the gift cards. If the residents would like to speak to a manager, the managers will tell you to give them their email address, which isn't a bad idea but the residents normally feel blown off. The residents complain daily about the A/Cs, washer and dryers, and the cleanliness of the apartment. The model apartment looks great, but the actual apartments look nothing like the model. 

This job can be fun and flexible. It is busy and fast paced. It is a good opportunity to earn some extra money and get cool merchandise (i.e. t-shirts, sunglasses, snacks, events) but the negative, unorganized work environment is enough to make you think about quitting everyday. 

If you apply to work there, you've been warned.

Good place to start/ or if you do not have a degree. No career advancement and low pay if you have a degree/ experience. 

Management is a joke and I do not know how most upper employees got there. Most questions got answered with “I don’t know” or “call someone else”. 
There is a huge division between corporate and site level. Most corporate employees treat you like peasants and like youre a means to an end. Corporate employees don’t know anything about your property but are quick to point a finger when something goes wrong. 

Day to day is extremely stressful. High sales goals but those are manageable. The bad part of the job is the actual work itself. 1 simple task takes 5 separate tasks to get done. Put information into a spreadsheet to put into a datebase to submit to property manager to be submitted to regional for you to put back into a different spreadsheet just to be told after you did it wrong or there was no point to do it that way. 

Lease hawk is the CRM system they use along with Onesite and most of the time something is wrong with them. Online leasing is messed up and most of the time you have to rely on paper leasing. Office phones and emails consistently go down. 

Training and advancement is also a joke. Trainers come to your property to “train” you but mostly sit on their computers or lock themselves in an office and are rude when asked a question. 

I would not recommend this company over other management companies. Pick someplace else.

Management is supportive, transparent, and growth-oriented. They hold us accountable while giving us the tools and autonomy to succeed. 
The culture is inclusive, collaborative, and people-first. There’s a strong emphasis on professional development, diversity, and innovation. Participation in Employee Resource Groups (ERGs) has been especially rewarding and speaks volumes about the company’s values.


I left my hometown for the first time to travel to another state to join Peak Campus. A previous colleague who I'd worked with in the past at another company recruited me. I was hired on at Peak to train under the current Leasing Manager who had given her notice. After I paid thousands to relocate, the Leasing Manager rescinded her notice and I was stuck as a Leasing Consultant. I had already been a Leasing/Marketing Manager for over 4 years, so I certainly was not looking to step down. Peak offered me the opportunity to relocate, but they refused to grant any kind of relocation assistance even though I'd just relocated on my own dime to join the company.

The experience that really showed me Peak Campus' true colors was with a National Leasing Specialist who responded to one of my questions with, VERBATIM, "Maybe you should use your brain and just figure it out." I cried in the bathroom for 15 minutes that day, began job-searching externally IMMEDIATELY, and got the heck outta there!

Every single Property Management professional I've met has TERRIBLE things to say about Peak Campus. They are unprofessional, they do not care about tenants after they sign leases, their marketing tactics are predatory toward college students.... I will scream from the mountain tops about how terrible this company is.

The company appeals to the overly ambitious Millenial who is willing to do whatever it takes to get ahead. All aspects of the position are micro-managed. Peak Campus is a 3rd party property management company. They cut cost by hiring college students (All-Stars) to do the job of property managers and leasing consultants and compensate them on a work for rent program. These part time employees are not trained properly or qualified to perform the everyday responsibilities of experienced managers. 
Peak campus also takes advantage of young students who are new to the rental market. They pressure 1st time renters into signing a lease even if they don't have a co-signor.  If the qualified applicant cannot produce a co-signor within one week the lease is canced but the applicant is still responsible for the full amount of rent over the entire duration of the lease term. Collections will come after the applicant for the money, their credit will be destroyed and they will have to pay even if they never were a resident at the property. This policy challenged my business ethics and a result I decided to seek other opportunities.

Working as a Brand Ambassador was actually a very fun experience for me. It was awesome to have a job where I am able to use my creative talents for the betterment of the company.

My favorite part of the job was creating fun events for tenants to enjoy. Seeing the enjoyment on their faces and even getting to join in on the fun ought to be some of my fondest memories working there. However, when management changed, my job of creating these fun events was stripped away from me. I no longer had complete creative control over my events, but instead my boss had a huge grip on it. When I had ideas or suggestions on events I want to host, they were always shot down in favor of their events and ideas.

While the job I enjoyed was stripped away from me, I was put into a job that I was not qualified for. I had very little knowledge about it going in. When I tried to ask my boss questions about my job, I was always met with a very unprofessional and disgruntled response. I had to find out a lot of stuff about my job on my own, and even then I didn't have a full grasp on my responsibilities and duties.

I write this review in order to help this company improve on their shortcomings. I hope this company overcomes them and improves themselves for future employees.

  I've been working here and throughly  enjoy it, helping others and doing my job throughly  is among my best atrobutes. And I get to be paid well to do it. 


I enjoyed the work, as it got me outside and I enjoyed working with residents and prospects. I did feel the workload was not equal to compensation, but they are working on job structure to fix this. LC’s are way underpaid. The biggest issue I had was how much effort was given by management (RM & RSM) vs how much was expected of us. They are meant to act as a liaison between on-site teams and ownership, but that was not my experience. They took on more of a “don’t tell the owners what the onsite team actually needs, and tell them what makes them happy to make us look good” approach. However, this could just be my region. I have also had some very unprofessional experiences with employees of higher roles due to favoritism. They say they value leadership, but really they value who will be the BEST follower and not push for too much change.  If you’re looking for something comfortable, and don’t have much going on outside of work, peak is a great place to work if you’re willing to put in time, and kiss up a little to move up in your roles. I’m giving 3 stars just for the fact that I enjoyed the property, my on-site team, and residents. Overall, could be worse places to work. Issues heavily depend on who your regional managers are. 

Working for this specific peak property was one of the most miserable job experiences I have ever had. As a part time employee, there was not respect for my time working 30+ hours per week when I was hired to do 15-20 hours per week. My free time when I was not scheduled was not actually my own because I was expected to be on call and available at all times.I was written up or threatened to be written up if I did not come to work on my day off if they requested it regardless of my scheduling conflict. My immediate manager was verbally and mentally abusive when she felt her authority was threatened. Letting us know that we were readily replaceable if we couldn't meet our assigned leasing numbers. There were also several times where we were asked to participate in shady business practices.. Normally, I would attribute this as an anomaly and pertain to that manager specific, however since leaving, the company has since then promoted that manager several times for her exceeding the peak expectations and values.The job itself was not complicated or stressful by any means, but the management made the work environment hellish.
