Full Job Description

This management position oversees a portfolio of commercial office building assets, facilities technicians, and vendors and includes hands-on responsibilities. This requires demonstrated experience managing commercial real estate operations, with consideration for prior supervisory-level roles in the commercial real estate environment. The Sr. Facilities Manager is responsible for building maintenance, capital and construction project oversight, and vendor performance. The position reports directly to Property Management.

Duties and Responsibilities:

● Maintain building systems for tenant comfort and efficiency; oversee preventive maintenance across plumbing, electrical, and HVAC

● Manage the work order program and conduct routine inspections, logging and resolving deficiencies through completion

● Monitor building utility consumption and life safety and compliance systems, implementing improvement strategies

● Interpret leases and vendor contracts; ensure vendor and contractor performance meets contractual and regulatory requirements

● Collaborate with the construction team on tenant improvement and capital projects, providing scope input for contractors and major R&M work, and acting as a liaison between the construction team and Property Management office

● Collaborate daily with Property Management on project status and tenant-related items, and support operating budgets, reports, and purchasing approvals

● Travel throughout the CT portfolio: Rocky Hill, Wallingford

Required Skills, Knowledge, and Technical Ability:

● Minimum seven years of facilities management experience in commercial real estate, including prior supervisory or team-lead responsibility, required

● Thorough working knowledge of HVAC, plumbing, electrical, and mechanical building systems

● Proven ability to independently manage vendor and contractor performance, capital projects, and operating budgets

● Strong written and verbal communication skills, with the ability to interact effectively with tenants, ownership, and Property Management

● Working knowledge of property management and energy management systems (EMS/BAS); DDC controls experience preferred

Pay: $80,000.00 - $90,000.00 per year
