SUMMARY: Operates and maintains assigned facility mechanical, electrical, plumbing, structural systems and related components. Performs preventive and corrective maintenance; responds to service calls; performs diagnostic services and repairs as required. Shall also perform other site duties and responsibilities as assigned which includes, but is not limited to, custodial related tasks, landscaping and grounds related tasks, administrative and other site related tasks.
ESSENTIAL DUTIES AND RESPONSIBILITIES INCLUDE, BUT ARE NOT LIMITED, THE FOLLOWING:
- Performs tours of areas and/or equipment as directed by Management. These include, but are not limited to: HVAC equipment, air compressors, pumps, electrical systems, generators, fire / safety systems or other similar items that may be designated as tour items by management.
- Monitors building systems and equipment through the Building Automation System to the extent permitted by the features implemented for this position.
- Maintains building environmental conditions per site specifications.
- Operates and maintains one or more systems that provides such services as heat, air conditioning (cool, humidify, dehumidify, filter, and circulate air), refrigeration, steam or high-temperature water, or electricity.
- Repairs/replaces electrical devices, lamps and ballasts.
- Observes and interprets readings on gauges, meters and charts that register various aspects of system operation.
- Adjusts controls to ensure safe and efficient operation of the system and to meet required demands on the system.
- Performs preventive maintenance, services calls, diagnostic services, incidental, repairs on all architectural, structural, mechanical, electrical (less than 600 volts AC), and HVAC systems and equipment.
- Repairs or replaces sinks, water coolers, urinals and toilets; repair automatic flushers/faucets; unclogs drains, commodes, urinals; repairs leaks.
- Keeps work areas clean and free of safety hazards.
- Paints facility structures and equipment.
- Patches holes and cracks in walls and ceilings using plaster or compound.
- Replaces damaged or missing ceiling tiles.
- Assists the on duty Maintenance Mechanic with assigned work.
- Pressure washing of a variety of surfaces.
- Landscaping and grounds related duties includes but is not limited to, irrigation of plant, shrub and flower beds, planting vegetation, pruning, installing mulch, removing debris from vegetation, picking up debris from parking lot, exterior of the buildings and site grounds, etc.
- Custodial related duties include, but is not limited to, assisting day porters and custodians with cleaning of building interior, receiving, and completing custodial related work orders, assisting with regularly scheduled facility periodic cleaning tasks, transporting, and disposing of trash from other buildings, setup and tear down of special events, etc.
- Responds to all dispatched service calls.
- Other duties as assigned.
- Performs a variety of administrative tasks such as:
Prepares and completes assigned work orders; purchase order requests and other forms as required.
Researches and uses technical manuals, specifications, drawings, stock lists, manufacturers and suppliers’ websites and all other available resources as required for the performance of assigned job duties.
Performs shift work, after-hours, weekend, emergency callback services and shift substitution, as required.
Works in compliance to company regulations, site policies, procedures and instruction from supervision.
Submits all required paperwork (work orders, logs, etc) on a timely basis in accordance with all scheduled dates/times.
Provides coverage for the Administrative Asst as needed for breaks. Performs dispatch duties; answers dispatch phone and responds to all service requests in accordance with established site policies and procedures.
Checks/maintains inventory stock levels.
Provides primary coverage for Maintenance Mechanics as needed:
- The General Maintenance Worker position provides coverage for all Maintenance Mechanic shifts as needed to fill for scheduled time off (vacation, personal time, etc) and unscheduled time off (illness, bereavement, etc).
- This includes days, nights & weekends as needed for coverage.
QUALIFICATIONS and REQUIREMENTS:
- Must have at least 2 years verifiable full-time experience within the past 5 years in commercial building maintenance
- Must be familiar with researching, reading, and understanding technical manuals, mechanical and electrical diagrams, and stock lists.
- Trained and certified at the Universal level for operations involving reclamation of refrigerant is a plus but not required for this position.
- Apprentice level skill in at least one other area of specialty, such as maintenance electrical or plumbing is also a plus but not required for this position.
- Candidate must have basic equipment maintenance tools of the trade which includes but is not limited to, screw drivers, hammer, punches, hacksaw, electrical meter, wire strippers, wrench set, socket set, etc. A required tool list will be provided.
- Must have experience in customer relations.
- Effective oral and written communication skills essential.
- U.S. Citizenship or proof of lawful admission for permanent residence as evidenced by Form 1-51 is required.
- Must possess a valid driver’s license and be able to pass a driving record check.
- Must have dependable transportation to and from work everyday.
- Must be able to pass criminal background check.
- Must be able to pass a comprehensive drug and alcohol screen.
- Candidate must be extremely self-motivated and eager to work putting forth his/her best effort at all times.
EDUCATION and / or EXPERIENCE:
- High school diploma or possession of a GED is required.
PHYSICAL DEMANDS:
- While performing the duties of this job, the associate is frequently required to stand and walk for an extended period of time; reach with hands and arms; climb or balance; stoop, kneel, crouch, lie down or crawl.
- The associate must frequently lift and/or move objects weighing up to 50 pounds.
WORK ENVIRONMENT:
- While performing the duties of this job, the associate is frequently exposed to wet, humid and/or dusty environmental conditions and moving mechanical parts.
- The associate is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, risk of electrical shock, and vibration.
- The noise level in the work environment is usually moderate. Hearing protection is required when working on equipment with higher decibel noise levels.
- Wearing of proper Personal Protective Equipment (eye protection, ear protection, dust masks, etc) is essential for safety when working near potential hazards.
