About the Opportunity
We are seeking a hands-on, entrepreneurial General Manager to lead the day-to-day operations and continued growth of our hotel property in Point South/Yemassee, South Carolina.
This is not a traditional corporate hotel management position. We are looking for someone who wants the opportunity to operate the property like an owner, take responsibility for results, improve profitability, build a strong team, and participate financially in the success they help create.
The right candidate will have significant autonomy to improve operations, increase revenue, control expenses, improve the guest experience, and develop additional revenue opportunities throughout the property.
For an exceptional long-term candidate, there is also the potential to participate in the equity and future value of the business.
Compensation
Total Compensation Opportunity: $4,500–$10,000+ per month
Compensation is structured to provide a stable base with significant upside for strong property performance:
- $3,000/month salary
- Employer-provided on-property housing — estimated value of $1,500+ per month
- Profit Share – Negotiable
- Equity Opportunity – Negotiable for the right candidate
The profit-sharing structure will be negotiated based on the candidate's experience, responsibilities, and ability to impact the financial performance of the property.
Our goal is to create a compensation structure where an exceptional General Manager can earn substantially more by increasing the profitability and value of the business.
The better the property performs, the greater the GM's earning potential.
Primary ResponsibilitiesProperty Operations
- Oversee all daily hotel operations
- Ensure a consistently strong guest experience
- Maintain high standards for cleanliness, property condition, safety, and customer service
- Ensure rooms are properly inspected and available for sale
- Address guest concerns and operational problems quickly
- Maintain compliance with franchise standards and property procedures
- Develop systems that allow the property to operate efficiently without constant ownership involvement
Team Leadership
- Recruit, train, schedule, supervise, and develop hotel employees
- Build a reliable and accountable management structure
- Hold employees accountable for performance, attendance, productivity, and guest service
- Coordinate front desk, housekeeping, and maintenance operations
- Improve employee productivity while maintaining strong service standards
- Create a positive, professional, results-oriented work environment
Financial Performance
The General Manager will be expected to take ownership of the financial performance of the property.
Responsibilities include:
- Increasing hotel profitability
- Managing labor costs
- Controlling operating expenses
- Reducing unnecessary spending
- Improving operational efficiency
- Monitoring purchasing and inventory
- Identifying opportunities to increase margins
- Working directly with ownership to establish and achieve monthly financial goals
Because this position includes the opportunity for profit sharing, the General Manager will directly benefit from improvements they help create.
Revenue Growth
This position goes beyond maintaining existing hotel operations.
We are looking for someone who will actively help grow the business through opportunities including:
- Increasing hotel occupancy
- Improving ADR and revenue management
- Developing corporate accounts
- Construction and crew lodging
- Extended-stay business
- Group business
- Guest retention and repeat customers
- Banquet and meeting space
- Food and beverage opportunities
- Local business partnerships
- Ancillary revenue opportunities
- Creative utilization of underused areas of the property
The General Manager will be encouraged to identify and pursue new ideas that can increase the overall revenue and profitability of the property.
Property & Maintenance Oversight
- Maintain a strong preventative-maintenance program
- Coordinate maintenance personnel and outside contractors
- Identify property issues before they become major expenses
- Ensure guest rooms, common areas, grounds, and building systems remain operational and presentable
- Prioritize repairs based on guest impact, operational importance, and return on investment
- Work with ownership on larger capital improvement projects

Schedule
This is a full-time, on-site leadership position.
Hotels operate 24/7, so the General Manager must be available when significant operational issues arise. However, we believe in results rather than simply hours worked.
As the GM develops a reliable team and strong operating systems, they will have considerable flexibility in managing their own schedule.
