We’re looking for a Maintenance Manager to take care of approximately 10 office properties across Acadiana. You’ll handle hands-on work when it makes sense, bring in and oversee contractors when it doesn’t, and lead a small team of two. Above all, this is a trust role — we’re looking for someone reliable, hardworking, and honest who will treat our properties like their own.
What You’ll Do
- Manage daily, monthly, and annual maintenance across all 10 offices.
- Respond quickly to urgent issues that disrupt day-to-day operations.
- Handle routine work yourself such as simple repairs, moving, and quick tasks.
- Size up larger jobs, source multiple quotes, and oversee contractors to completion.
- Lead, assign work to, and coach a team of two other helpers.
- Maintain a clear log of work and report regularly to leadership using Upkeep.
What We’re Looking For
- Must be trustworthy, hardworking, and reliable
- Solid handyman skills across HVAC basics, plumbing, electrical, carpentry, drywall, painting, and grounds.
- Good judgment to know when to do it yourself vs. bring in a contractor and how to scope and price the job.
- Experience managing or coaching others, or the ability to grow into it.
- Organized, clear communicator who can keep track of work across multiple sites.
- Reliable personal vehicle and valid driver’s license (mileage reimbursed).

Role Summary
The Maintenance Manager is responsible for the upkeep, repair, and overall condition of approximately 10 office properties throughout Acadiana. This role blends hands-on handyman work with the judgment to size up larger jobs, source and vet contractors, and oversee outside work to completion. Day to day, the Maintenance Manager balances urgent issues that interrupt operations with routine and preventative maintenance, while leading a small team of two.

Key ResponsibilitiesProperty Maintenance & Operations
- Manage daily, monthly, and annual maintenance schedules across all 10 offices, tailored to what each property requires.
- Respond promptly to urgent issues that interrupt day-to-day office operations (plumbing failures, HVAC outages, electrical issues, security or safety concerns, etc.).
- Perform routine maintenance directly when appropriate, including pressure washing, minor repairs, moving and setting up furniture or equipment, painting, and general upkeep.
- Conduct regular walk-throughs of each property to identify issues before they become problems.
- Maintain organized tools, supplies, and inventory needed to support work across all offices.
Contractor Management
- Size up jobs that are beyond in-house capacity and determine the right path forward.
- Source, vet, and obtain quotes from multiple contractors for larger projects.
- Negotiate scope and pricing, make recommendations to leadership, and select contractors within the authority granted.
- Oversee contractor work on site to ensure quality, timeliness, and adherence to scope and budget.
- Build and maintain a trusted network of contractors across trades (HVAC, plumbing, electrical, roofing, landscaping, general construction, etc.).
Team Leadership
- Directly supervise 1 Runner and 1 Junior Handyman.
- Assign work orders, set priorities, and track completion across the team.
- Provide structured coaching, feedback, and on-the-job training to develop both team members.
- Make and own the call on whether each team member is coached up into stronger contributors or coached out and replaced.
- Hold the team to high standards of professionalism, reliability, and quality of work.
Budget & Spending Authority
- Operate with full spending authority up to a set dollar threshold; escalate larger spends to the CEO and former Maintenance Manager for approval.
- Manage maintenance spend responsibly, including labor, materials, and contractor costs.
- Provide accurate cost estimates and budget recommendations for upcoming projects.
Reporting & Documentation
- Maintain a maintenance log or system tracking work orders, completed maintenance, contractor activity, and ongoing issues at each property.
- Provide regular written reports to leadership covering property status, work completed, work planned, contractor performance, and budget tracking.
- Document recurring problems and propose preventative solutions.

Required Skills
- Hands-on handyman ability across HVAC basics, plumbing basics, electrical basics, carpentry, drywall, painting, and landscaping/grounds oversight.
- Strong judgment to assess a job, decide whether it is in-house or contractor work, and scope it accurately.
- Ability to source contractors, obtain and compare multiple quotes, and hold contractors accountable to scope, schedule, and quality.
- Comfortable supervising a small team, assigning work, and giving direct feedback.
- Organized: can track work across 10 properties and two direct reports without losing details.
- Clear written and verbal communication, especially for reporting up to leadership.
- Reliable personal vehicle (mileage reimbursed) and a valid driver’s license.
Preferred (Not Required)
- Prior facilities, property management, or multi-site maintenance experience.
- Existing network of trusted contractors in the Acadiana area.
- Experience using maintenance tracking software or work order systems.
Working Conditions
- Based at HQ with regular travel between approximately 10 office locations across Acadiana.
- Standard business hours, with on-call availability for after-hours and weekend emergencies that interrupt operations.
- Mix of office, vehicle, and on-site work. Physical work includes lifting, climbing ladders, working in attics or mechanical rooms, outdoor work in Louisiana weather, and similar.
- Personal vehicle required; mileage reimbursed.
What Success Looks Like in This Role
- Offices are well-maintained, presentable, and functional with minimal disruption to operations.
- Urgent issues are resolved quickly; recurring problems are identified and prevented.
- Contractor work is properly scoped, competitively priced, and delivered to standard.
- The Runner and Junior Handyman are clearly improving, or have been transitioned out and replaced.
- Leadership has clear, regular visibility into property condition, work in progress, and spending.
- Leadership trusts the Maintenance Manager to act independently within scope, without second-guessing.
