Full Job Description

SUMMARY

RHM Real Estate Group is seeking our next Property Manager (Part-Time) to take charge of the day-to-day operations of our affordable housing apartment property in Cleveland, OH. Accountable for managing this small Independent Senior Living Property, our next Property Manager must embrace the concepts of leadership, group responsibility, and servant leadership.

RESPONSIBILITIES

Financial responsibilities including goals, collections, maintaining & submitting records of transactions
Prepare annual budgets, income projections accurately and timely, ensure late fees & check charges are collected
Leasing responsibilities to ensuring site is at fullest capacity
Maintenance service requests must be entered in Yardi, recorded, communicated to maintenance staff, monitored, and certify they are properly completed
Maintenance scheduling as needed with Maintenance Supervisor
Vendor and contractor communications (scheduling, billing, relations and certificates of insurance)
Administrative functions including managing resident files and leasing documents in Yardi
Emergency/Safety team lead for community with staff and residents to minimize liabilities
Resident retention relations including phone or in person visits dealing with concerns, requests, follow up, functions, newsletters, and notices
Ability to administer action plans, provide support and encouragement to staff, lead by example, and ensure personnel processes are handled timely (evaluations, salary reviews, time sheets, etc.)
Process initial income certifications, annual income certifications, interim re-certifications
Maintain EIV master binder, EIV compliance, and some support with regulatory reporting

REQUIREMENTS

Experience in Affordable Housing, Section 8, and LIHTC, including affordable policies and procedures, regulatory reporting, tenant relation and retention
College degree and CAM/ARM preferred or 2 years prior experience with Leasing or Asst. Property Manager
Achieve Fair Housing certification prior to interaction with prospects or residents
Competence in PC skills (Word, Outlook, Excel and Yardi preferred)

COMPENSATION & WORK SETTING

Pay starting at $25.00/hr
Part-time schedule: Monday - Friday
Ability to reliably commute or planning to relocate before starting work
US work authorization (Required)
Work Location: On-site
