Full Job Description

Job Title: Leasing Consultant

Reports To: Site Manager

SUMMARY

Responsible for leasing and resident retention of the assigned multi-family residential community by performing the following duties.

ESSENTIAL DUTIES AND RESPONSIBILITIES include, but not limited to:

Perform all aspects of the leasing process, from the initial tenant inquiry to the signing of the lease which includes, but are not limited to answering phone calls, generating leads and addressing inquiries, touring, accepting and processing applications, performing follow-up processes and preparing lease agreements and associated documents.
Ensures the community and models are the top standard by daily inspections, communicating maintenance and upkeep needs and preparing the leasing office for daily leasing activities.
Fosters a positive, active, and collaborative relationship with residents, communities and associated agencies including gathering social media content and soliciting positive reviews. Responds quickly and courteously to concerns and questions and take prompt action to solve problems and/or convey requests to the appropriate department.
Completes resident move-in processes, including inspecting apartments prior to move-in to ensure the unit is in move-in ready condition. Prepares, processes, executes and effectively communicates the terms of the lease agreements, associated addendums, and property rules/regulations to ensure consistency and adherence to company standards.
Collects, reviews, analyzes, and interprets market data to stay informed on local market trends, rental rates, and competitor offerings. Assists to design outreach, execute marketing activities to create and drive traffic to the community.
Proactively manages lease renewal and resident retention program to drive maximum retention results while optimizing rent growth. Duties include collecting and interpreting market data, preparing and sending renewal correspondence, consistent follow-up efforts, move-out reason analysis, identifying and overcoming retention obstacles and providing recommendations to the Site Manager.
Uses the on-site management system (Yardi) to track apartment availability, record traffic, and leasing activities.
Follows and adheres to all “Fair Housing” laws and regulations.
Assists the Site Manager and Leasing Manager with administrative tasks and other duties as assigned.

QUALIFICATIONS To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. EDUCATION and/or EXPERIENCE

Associate's degree (A. A.) or equivalent from two-year college or technical school; or six months to one year related experience and/or training; or equivalent combination of education and experience.

COMPUTER SKILLS

It is desirable to be skilled in usage of Microsoft Office software as well as Web Browser software and current accounting software package.

LANGUAGE SKILLS

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

MATHEMATICAL SKILLS

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.

REASONING ABILITY

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

CERTIFICATES, LICENSES, REGISTRATIONS

Valid driver's license is required. Certification as a Certified Property Manager (CPM), Registered Cooperative Manager (RCM) and a Real Estate License is desired. Must be able to meet the requirements provided for in the Employment Eligibility Verification Laws.

While performing the duties of this job, the employee is occasionally exposed to wet and/or humid conditions, moving mechanical parts, toxic or caustic chemicals, and outside weather conditions. The noise level in the work environment is usually quiet.

Pay: $18.00 - $22.00 per hour
