Full Job Description

Position Summary

The Construction Project Manager is responsible for managing construction and remodeling projects from start to finish while ensuring exceptional customer satisfaction and achieving financial performance targets. This role facilitates project planning, coordination, execution, and closeout by effectively utilizing resources, maintaining clear communication, and adhering to company policies and industry standards.

Primary Duties and Responsibilities

Manage won construction/remodeling projects in coordination with supervisory team members, conducting site inspections to verify scope and requirements.
Prepare accurate project scopes and estimates using the company's project management platform, and purchase materials and schedule deliveries per the approved scope.
Schedule and coordinate subcontractors and job site deliveries, and act as the primary point of contact for customers, vendors, and subcontractors.
Approve and address change orders promptly, and audit work performed to ensure compliance with the approved scope and estimated costs.
Ensure efficient use of company resources, including materials, personnel, and equipment, while maintaining organized documentation for the Construction and Accounting teams.
Conduct regular site visits to ensure all work meets industry standards and client expectations, implementing quality control checks and addressing deficiencies promptly.
Maintain effective, professional communication with customers throughout the project lifecycle, securing approved scope and pricing agreements and providing documentation for project milestones and completion.
Ensure compliance with relevant regulations, safety standards, and company policies, conducting safety briefings and enforcing safety protocols on job sites.
Maintain detailed project records, including expenses, progress reports, and permit documentation.
Coordinate with city and county officials to obtain and track necessary permits, and deliver accurate, timely permit statuses to administrative and accounting teams.
Interface with the Operations Manager through project completion and collection, ensuring compliance with all permitting requirements.
Proactively identify and resolve project issues to maintain timelines and client satisfaction.
Monitor project budgets to ensure profitability and prepare final invoices based on project audits and scope completion.
Achieve monthly revenue targets of $70,000, gross profitability of 45%, and maintain an average job duration of 30 days or less.

Additional Responsibilities

Represent the company by promoting its brand and services.
Participate in company meetings and training sessions.
Provide feedback on processes and tools to improve the position and overall company performance.
Interface with city and county officials, architects, engineers, and inspectors as needed.

Approve budgets and oversee project expenses.
Manage subcontractor agreements and vendor payables.

Qualifications

High school diploma or GED required; Associate or Bachelor's degree in Construction Management or related field preferred.
3-5 years of experience in construction project management, including supervisory roles, with advanced knowledge of construction, remodeling, and industry standards.
Understanding of financial reports (P&L, Balance Sheet, Cash Flow) and budgeting, with the ability to review job costing and identify areas for improvement.
Strong math skills to translate remaining work into manpower planning, completion times, and projected job costs.
Negotiation skills that win by creating advocates, not enemies.
Intermediate to advanced proficiency with computers, especially MS Word/Google Docs and Excel/Google Sheets; experience with Xactimate is required.
Effective listening skills for receiving feedback, probing for unspoken issues, and providing timely responses.
OSHA 10 Safety Training required; Project Management Certificate is a plus.

Physical Demands

Must regularly sit, use hands, reach, talk, and hear, and frequently stand and walk. Must regularly lift and/or move up to 50 pounds and occasionally up to 75 pounds.

Working Conditions

Work is predominantly carried out in a shop or job site environment with daily exposure to where vehicles and equipment are housed. Employees will encounter facilities with standing water and sewage, lack of heat due to unavailable utilities, fire damage, and mold or organic growth. Noise level is moderate to high.
