Full Job Description

The Oaks on Chisholm is a new 136-unit apartment community in Florence, and we are in lease-up now. We are locally owned, so you will work directly with our property manager and ownership rather than a corporate call center in another state.

We are hiring a full-time Assistant Property Manager to be our on-site presence. Our property manager handles contracts and reporting from the main office; you will run the day-to-day at the property — showing homes, serving residents, and keeping the office informed. Leasing or apartment experience is preferred, and we will train a strong candidate from a customer-facing background.

Schedule

This is a full-time position, Monday through Saturday with Sundays off.

Monday through Friday, 9:30 a.m. to 6:30 p.m. Many of our prospects can only tour after work, so evening coverage matters.
Saturday, 10:00 a.m. to 5:00 p.m. This is our busiest showing day.
We build in a weekday off as the schedule allows, and we have staff who can cover when something comes up.

Leasing and prospects

Greet walk-ins and scheduled tours; show available homes and answer questions about floor plans, pricing, and the area
Record prospect information and pass leads to the property manager the same day
Guide applicants through the application and paperwork
Keep model and vacant homes clean, staged, and ready to show

Resident service

Serve as the on-site point of contact for residents; resolve what you can and route the rest to the property manager
Complete move-ins: key handoff, walkthrough, welcome packet
Complete move-outs: key collection, walkthrough checklist, unit condition photos

Accounts and reporting

Help residents enroll in and use our online resident payment portal, which is how rent is paid
Record any payment received at the office and issue a receipt
Post late notices and follow up on past-due balances
Report daily payment status to the property manager

Maintenance coordination

Enter resident maintenance requests into our system
Meet vendors and contractors on site, provide access, and confirm completed work
Report issues you notice yourself, such as leaks, lighting, damage, or landscaping
Inspect and photograph vacant homes on a set schedule
Walk common areas, breezeways, and parking regularly and report safety concerns or lease violations

Community marketing

Photograph homes, amenities, and grounds for our listings and social pages
Post availability, specials, and resident events to our Facebook and Instagram pages
Respond to comments and messages and pass real leads to the office
Flag online reviews to the property manager before responding

What we are looking for

High school diploma or GED
Leasing, apartment, or property management experience preferred
Customer-facing experience in retail, hospitality, or front desk work considered in place of industry experience
Dependable, punctual, and comfortable working independently
Professional and personable with the public
Comfortable with email and able to learn property management software
Able to take clear photos and post to Facebook and Instagram from a phone
Accurate and organized with recordkeeping
Able to walk the property in all weather, climb stairs, and lift up to 25 lbs
Valid driver's license and reliable transportation
Background check and drug screening required

Compensation and benefits

$15.00 to $18.00 per hour depending on experience, paid weekly
