JOB DESCRIPTION: RESIDENTIAL SALES REPRESENTATIVE

Title: Residential Sales Representative

Department: Residential Sales

Reports To: Sales Manager

Employment Status: Full-time

Location: On-site — Model Homes / Sales Office

Position Summary

The Residential Sales Representative serves as the primary point of contact for prospective purchasers of Company-owned residential condominiums, guiding buyers from initial inquiry through contract execution and closing. This role requires a professional, customer-focused sales approach consistent with standards used by national homebuilders, along with strong organizational skills to manage leads, documentation, and third-party coordination throughout the sales cycle.

Essential Duties and Responsibilities

Representing J19 Investment Company in the sale of Company-owned residential condominiums.
Greeting and qualifying prospective purchasers.
Conducting model home and inventory home tours.
Explaining available floor plans, pricing, financing options, and community features.
Building and maintaining relationships with prospective buyers through consistent follow-up.
Preparing purchase agreements and related sales documentation.
Coordinating with lenders, title companies, inspectors, and other third parties to facilitate successful closings.
Maintaining accurate prospect, contract, and sales activity within the Company's CRM system.
Hosting open houses and participating in community marketing events.
Maintaining model homes and sales offices in a professional, presentation-ready condition.
Achieving established sales goals while providing exceptional customer service.
Performing other duties as assigned by management.

Qualifications

High school diploma or equivalent required; college coursework in business, marketing, or a related field preferred.
Prior experience in residential real estate, new-home sales, or a related sales role preferred.
Active real estate license may be required or preferred depending on state and Company policy.
Strong interpersonal, verbal, and written communication skills.
Working knowledge of, or ability to quickly learn, mortgage financing basics and the closing process.
Proficiency with CRM software, email, and basic office applications.
Ability to work a flexible schedule, including evenings, weekends, and holidays.
Valid driver's license and reliable transportation.

Physical Requirements / Work Environment

Ability to conduct walking tours of model homes and construction sites, including navigating stairs and uneven surfaces.
Ability to stand or walk for extended periods during tours, open houses, and events.
Occasional lifting of marketing materials or signage (up to 25 lbs).
Work is performed primarily on-site at model homes, sales offices, and community locations, with exposure to seasonal weather during outdoor tours and events.
