Compensation: $70,000–$80,000 Base Salary + Performance Bonus

Restoration 1 of Ann Arbor & East Lansing is growing, and we're looking for an experienced Rebuild Project Manager to lead our reconstruction division.
This isn't a superintendent or estimator position. It's a true Project Manager role with ownership over every phase of the reconstruction process from initial scope through project completion and final payment.
You'll oversee residential rebuild projects resulting from water, fire, mold, and storm damage while ensuring projects are completed safely, on time, on budget, and with an exceptional customer experience.

What You'll Do
- Manage residential reconstruction projects from signed contract through final completion and payment.
- Develop project scopes, schedules, budgets, and production plans.
- Coordinate subcontractors, suppliers, inspections, permits, and material deliveries.
- Build and maintain a dependable network of high-quality subcontractors.
- Monitor project costs and profitability throughout each phase of construction.
- Maintain strong communication with homeowners, adjusters, vendors, and internal team members.
- Conduct regular jobsite inspections to ensure quality workmanship and adherence to company standards.
- Manage change orders, scheduling adjustments, and project documentation.
- Complete final walkthroughs and ensure customer satisfaction before project closeout.
- Work closely with our mitigation team to provide a seamless transition from emergency services to reconstruction.
- Support invoicing and collections by ensuring projects are documented, completed, and ready for billing.
- Help develop scalable systems and processes as our rebuild division continues to grow.
QualificationsPreferred
- 5+ years of residential construction or remodeling experience.
- Experience managing multiple residential construction projects simultaneously.
- Strong knowledge of construction sequencing, estimating, budgeting, scheduling, and subcontractor management.
- Existing relationships with quality subcontractors throughout Mid-Michigan.
- Michigan Residential Builder License or General Contractor experience preferred.
- Experience using construction management software.
- Xactimate experience is a plus but not required.
- Insurance restoration experience is preferred but not required.

Compensation
We believe exceptional performance should be rewarded.
Base Salary
- $70,000–$80,000 annually based on experience and qualifications.
Quarterly Performance Bonus
In addition to base salary, Project Managers are eligible for quarterly performance bonuses based on completed and collected rebuild projects.
Each project is evaluated independently based on its final gross profit after all direct job costs have been posted.

Bonus calculations are based only on:
- Completed projects
- Projects that have been fully invoiced
- Funds collected by Restoration 1
- Final job profitability verified by company leadership
Bonus Eligibility Requirements
To qualify for quarterly bonus payments, the Project Manager must also:
- Document review requests on at least 80% of completed rebuild projects
- Maintain a minimum 4.7-star average on Google reviews received for rebuild customers during the quarter
- Ensure project documentation is complete and submitted promptly
- Maintain professional communication and customer satisfaction throughout the construction process
