About LOZAP
LOZAP is a leader in family adventure experiences in central Missouri. We are seeking an experienced Senior Construction Project Manager
to lead the planning, administration, coordination, and onsite execution of our campus expansion for the 2027 season.
This is a hands-on position responsible for managing the project from contract execution through final completion and closeout. The successful candidate will serve as LOZAP's primary construction representative onsite and will coordinate closely with ownership, architects, engineers, contractors, subcontractors, vendors, and local authorities.
The ideal candidate has significant experience managing commercial fast-track construction projects of $10 million or more and is equally comfortable managing contracts, budgets, schedules, documentation, and day-to-day field operations.
Key Responsibilities
Project Management
- Take overall responsibility for the successful execution of the project with respect to scope, schedule, budget, quality, safety, and contract compliance.
- Serve as LOZAP's primary point of contact for day-to-day construction activities.
- Coordinate with the owner, architect, engineers, contractors, subcontractors, vendors, consultants, and governmental authorities.
- Establish and maintain project objectives, priorities, schedules, and deliverables.
- Maintain clear and timely communication with ownership and project stakeholders.
- Conduct and lead weekly owner, architect, and contractor meetings.
- Prepare, distribute, and track meeting minutes, action items, decisions, and outstanding issues.
Contract Administration
- Maintain contract registers, key dates, notice requirements, insurance requirements, bonds, warranties, and other contractual obligations.
- Monitor contractor and subcontractor compliance with contract requirements.
- Review and interpret contract documents, plans, specifications, scopes of work, and project requirements.
- Identify contractual risks, potential claims, and notice requirements and communicate them to ownership.
- Administer claims, disputes, and requests for additional time or compensation.
- Prepare documentation supporting negotiation, mediation, or resolution of claims and disputes.
- Maintain organized and complete project records throughout the project lifecycle.
Change Order Management
- Manage the complete change-order process.
- Review change-order requests for contractual entitlement, scope, pricing, and schedule impact.
- Obtain and evaluate contractor and subcontractor proposals.
- Negotiate costs and time impacts when appropriate.
- Maintain a current change-order and potential-change log.
- Ensure changes are properly documented, approved, and incorporated into project records.
- Identify and communicate potential changes before they become disputes or claims.
Schedule Management
- Develop and maintain the overall project schedule in coordination with the construction team.
- Establish and track the baseline schedule.
- Monitor critical path activities, milestones, procurement, inspections, and project turnover dates.
- Review contractor schedules and schedule updates.
- Identify delays, conflicts, and potential impacts to project completion.
- Develop recovery strategies when work falls behind schedule.
- Track long-lead materials, equipment, approvals, and other schedule-critical items.
- Forecast project completion and communicate schedule risks to ownership.
Construction Supervision
- Serve as the primary LOZAP representative onsite during construction.
- Coordinate and supervise the activities of contractors, subcontractors, vendors, and other project personnel.
- Monitor daily construction progress, sequencing, manpower, materials, and equipment.
- Ensure work is performed in accordance with approved plans, specifications, contracts, schedules, and applicable codes.
- Coordinate construction sequencing and resolve field conflicts and obstacles.
- Monitor subcontractor performance and require corrective action when work does not meet project requirements.
- Verify that work is properly completed before approving progress or payment.
- Coordinate deliveries, staging, site access, temporary facilities, and other site logistics.
- Maintain an organized, safe, and productive jobsite.
Quality Control
- Monitor construction quality and workmanship throughout the project.
- Coordinate required inspections, testing, commissioning, and quality-control activities.
- Verify that construction conforms to approved plans, specifications, codes, and contractual requirements.
- Document deficiencies and coordinate corrective action.
- Track outstanding quality issues through completion.
- Conduct regular site walks and document project progress and deficiencies.
Safety
- Enforce LOZAP's safety policies, project-specific safety requirements, and applicable OSHA requirements.
- Coordinate with contractors and subcontractors regarding jobsite safety.
- Identify unsafe conditions and require corrective action.
- Maintain a strong safety culture throughout the project.
- Have authority to stop work when an immediate safety concern exists and escalate significant safety issues to ownership and appropriate safety personnel.
- Ensure required safety documentation and reporting are maintained.
Project Reporting and Documentation
- Maintain daily and weekly construction reports.
- Document project progress through photographs and written reports.
- Maintain project correspondence, logs, schedules, cost reports, meeting minutes, and other project records.
- Maintain current logs for RFIs, submittals, change orders, pay applications, inspections, deficiencies, claims, and other critical project information.
- Provide regular project status reports to ownership, including budget, schedule, safety, quality, risks, and outstanding decisions.
Project Closeout
- Lead the project closeout process.
- Develop and manage the punch list through completion.
- Coordinate final inspections and Certificate of Occupancy requirements.
- Collect and review as-built drawings and record documents.
- Collect warranties, manuals, certificates, test reports, and other closeout documentation.
- Coordinate commissioning and owner training when applicable.
- Confirm completion of all contractual obligations prior to final payment.
- Assist ownership with final reconciliation and release of retainage.
Qualifications
- Minimum 5 years of construction project management experience, involving commercial, recreational, hospitality, or other complex fast-track construction.
- Proven experience successfully managing commercial construction projects with a value of $10 million or greater.
- Demonstrated experience managing projects from contract execution through construction and final closeout.
- Strong knowledge of construction contracts, subcontract administration, change orders, claims, and payment applications.
- Strong understanding of construction scheduling, budgeting, cost control, and forecasting.
- Ability to read and interpret architectural, structural, civil, mechanical, electrical, and other construction drawings and specifications.
- Strong understanding of construction means, methods, sequencing, and field operations.
- Working knowledge of applicable building codes and OSHA requirements.
- Experience coordinating architects, engineers, contractors, subcontractors, vendors, and governmental authorities.
- Strong written and verbal communication skills.
- Strong organizational skills and attention to detail.
- Ability to manage multiple contracts, deadlines, issues, and priorities simultaneously.
- Proficiency with Microsoft Outlook and standard Microsoft Office applications.
- Ability to utilize project management, scheduling, document management, and construction technology platforms.
- Must maintain a valid driver's license and automobile insurance.
- Must be willing to work onsite in Eldon, Missouri and adjust working hours as necessary to meet project requirements.
- Must demonstrate professionalism, accountability, sound judgment, and a proactive approach to problem-solving.
Leadership and Decision-Making
The successful candidate must be comfortable taking ownership of problems and making timely decisions within their authority.
This position is expected to:
- Hold contractors and subcontractors accountable to their contractual obligations.
- Identify problems before they affect the project.
- Escalate significant cost, schedule, safety, quality, or contractual risks to ownership.
- Direct and coordinate onsite activities within the authority granted by LOZAP.
- Require correction of deficient work.
- Stop unsafe work when necessary.
- Protect LOZAP's contractual and financial interests.
- Maintain accurate documentation supporting project decisions and contractual actions.
What Success Looks Like
Success in this position means delivering the LOZAP campus expansion safely, on schedule, within the approved budget, and in accordance with the contract documents and required quality standards.
The successful candidate will be proactive rather than reactive, maintain strong relationships while holding contractors accountable, and provide ownership with clear visibility into project cost, schedule, risk, and progress from beginning to completion.
Pay: $48,258.00 - $87,229.00 per year
