Full Job Description

GENERAL MANAGER – CENTRAL OREGON ROOFING

Reports To: Owner/President
Classification: Full-Time, Exempt
Location: Redmond, Oregon

POSITION SUMMARY

The General Manager is responsible for the overall performance, profitability, safety, and daily operations of the company. This position leads the production, service, safety, administrative, and financial functions of the business.

Working closely with ownership, the General Manager establishes company goals, manages financial performance, improves operational systems, develops employees, and supports profitable growth. The General Manager ensures projects are completed safely, on schedule, within budget, and according to company quality and customer-service standards.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Leadership and Operations

Provide leadership, direction, and accountability for office, sales, estimating, production, service, and field personnel.
Convert ownership’s goals into operating plans, budgets, performance standards, and measurable objectives.
Conduct regular management, production, sales, safety, and financial review meetings.
Maintain appropriate staffing, equipment, materials, and other resources based on backlog and company needs.
Promote a professional, respectful, safety-focused, and results-oriented workplace.
Keep ownership informed of financial performance, operational risks, staffing concerns, and major customer issues.
Oversee company vehicles, equipment, tools, warehouse, yard, and facility needs.

Financial Management

Develop and manage annual budgets, revenue goals, gross-profit targets, and operating plans.
Review financial statements, job-cost reports, work-in-progress reports, cash flow, overhead expenses, and accounts receivable.
Monitor estimated versus actual labor, material, equipment, and subcontractor costs.
Identify underperforming projects and implement corrective action before losses increase.
Review pricing, labor rates, production assumptions, and overhead recovery to maintain acceptable margins.
Support timely billing, collections, change orders, retainage collection, and project closeout.
Approve significant purchases and expenses within established authority.

Production and Quality Control

Oversee project scheduling, labor allocation, material coordination, equipment use, and subcontractor performance.
Ensure project teams receive complete scopes, plans, specifications, budgets, schedules, and contract requirements before work begins.
Monitor project progress, labor productivity, workmanship, budgets, documentation, and customer satisfaction.
Address delays, manpower shortages, weather impacts, material problems, and project conflicts promptly.
Ensure additional work and change orders are documented and authorized before proceeding whenever possible.
Establish quality-control procedures, including jobsite inspections, manufacturer inspections, testing, punch lists, and closeout documentation.
Ensure warranties, photographs, inspection records, operation and maintenance documents, and final billing are completed.

Safety and Compliance

Maintain a strong safety culture and ensure unsafe work is stopped and corrected immediately.
Ensure compliance with OSHA, applicable state regulations, fall-protection requirements, company policies, and manufacturer requirements.
Work with safety and field leadership to provide training, conduct inspections, investigate incidents, and implement corrective action.
Hold employees and supervisors accountable for repeated or serious safety violations.
Ensure projects have required safety plans, competent-person oversight, fall-protection systems, and personal protective equipment.
Oversee compliance with licensing, insurance, prevailing-wage, certified-payroll, public-works, and contractual requirements when applicable.

Personnel and Customer Management

Participate in recruiting, hiring, onboarding, training, evaluations, promotions, discipline, and termination decisions.
Establish clear responsibilities and performance expectations for employees.
Coach and develop managers, project managers, estimators, salespeople, foremen, roofers, laborers, and administrative personnel.
Maintain appropriate staffing levels based on workload and seasonal needs.
Promote effective communication between office and field personnel.
Ensure employment practices comply with applicable laws and company policies.
Resolve escalated customer complaints, warranty concerns, payment disputes, and project conflicts.
Maintain productive relationships with manufacturers, distributors, subcontractors, and service providers.
Identify opportunities for profitable growth and operational improvement.

REQUIRED QUALIFICATIONS

At least five years of management experience in roofing, construction, specialty contracting, or a related industry.
Demonstrated experience managing employees, projects, budgets, and financial performance.
Working knowledge of commercial and/or residential roofing systems and construction practices.
Ability to understand contracts, plans, specifications, estimates, schedules, and job-cost reports.
Strong leadership, communication, negotiation, organization, and problem-solving skills.
Ability to make timely decisions and hold employees accountable.
Proficiency with Microsoft Office, spreadsheets, email, and construction or accounting software.
Valid driver’s license with an acceptable driving record.

PREFERRED QUALIFICATIONS

Bachelor’s degree in business, construction management, finance, engineering, or a related field.
Ten or more years of roofing or construction experience.
Experience with commercial and residential roofing, architectural sheet metal, service, and maintenance operations.
Knowledge of job costing, forecasting, prevailing-wage work, certified payroll, and manufacturer warranty programs.
OSHA 30-hour training or equivalent safety-management experience.
PERFORMANCE EXPECTATIONS

Performance will be evaluated based on company profitability, project performance, job-cost control, safety results, workmanship quality, customer satisfaction, sales and backlog, employee development and retention, accounts-receivable management, and progress toward company goals.

PHYSICAL AND WORK REQUIREMENTS

This position requires regular jobsite visits and the ability to navigate active construction environments, uneven surfaces, ladders, stairs, and roof-access areas when properly trained and protected. Local travel and occasional out-of-town travel are required. Availability outside normal business hours may occasionally be necessary for emergencies or significant project issues.
