Full Job Description

Status: Contractor

American Mortgage Investment Partners Management, LLC (“AMIP”) is an alternative asset manager specializing in distressed mortgages and other real estate assets, which manages private investment funds for institutional investors as a SEC Registered Investment Adviser (RIA).

We are seeking an experienced Valuation Specialist to support our acquisitions, bidding, and due diligence operations on a 1099 contract basis. This role is ideal for valuation professionals with strong analytical capabilities and residential market knowledge who can independently assess residential properties and provide credible, well-supported value conclusions in a fast-paced environment. As an independent contractor, you will utilize your valuation expertise to analyze single-family and small residential income properties, examine third-party valuation products, and provide market-based opinions of value to support internal investment and acquisition decisions.

Scope of Work

Perform remote valuation analysis of single-family residences and 2–4-unit residential properties
Develop a fair market value based on property condition, comparable sales, and market trends
Examine third-party property inspections, valuations, and documentation for relevant factors
Identify deferred maintenance, repairs, and functional issues impacting marketability and value
Analyze local market trends and comparable sales activity to support valuation conclusions
Maintain accurate and timely valuation reporting in accordance with company guidelines
Collaborate remotely with acquisitions, asset management, and operations personnel as needed
Complete valuation-related assignments and due diligence support tasks on an as-needed basis

Qualifications

3+ years of experience in residential real estate valuation, investing, underwriting, or a related field
Understand residential market influences, comparable sales analysis, and valuation methodologies
Effectively manage a high-volume workload and prioritize assignments to meet deadlines
Demonstrate superior analytical, problem-solving, and decision-making skills
Exhibit excellent written and verbal communication skills
Proficiency with MS Office 365, valuation tools, MLS systems, and public records platforms
Ability to quickly learn proprietary valuation systems and internal workflows
Experience with Radian and Homegenius platforms is preferred, but not required
An active real estate appraisal license or certification is a plus, but not required

Work Arrangement

Fully remote 1099 contract engagement
Flexible schedule based on assignment volume and turnaround expectations
Contractors are expected to maintain their own equipment, workspace, and internet connectivity

Compensation

$40/hr. on a 1099 independent contractor basis
Total hours assigned are determined by contractor performance, communication, and quality”
