About Aurora Property Services

Aurora Property Services is a community association management company serving homeowners associations throughout California’s Central Coast. We pride ourselves on responsive service, well-run boards, and strong relationships with homeowners, directors, and vendors. Our Arroyo Grande office is the hub of day-to-day operations, and we’re growing.

About the Role

We’re hiring a Community Manager to oversee a portfolio of 6–10 HOA communities. You’ll be the primary point of contact for boards of directors and homeowners, run board and annual meetings, coordinate vendors and common area projects, and help each association operate smoothly and within its governing documents. This is a hybrid role based out of our Arroyo Grande office, with regular on-site visits to communities on the Central Coast. We’re open to either full-time or part-time depending on the right candidate’s availability and portfolio size.

What You’ll Do

· Serve as the dedicated Community Manager for a portfolio of 6–10 HOA boards

· Partner with each board of directors as their day-to-day operational lead — guiding them through decisions, options, and best practices

· Prepare board meeting agendas and packets; attend board and annual meetings (some evenings); follow up on action items

· Administer and help boards interpret governing documents (CC&Rs, Bylaws, Rules & Regulations), including ARC / architectural review requests and rule enforcement

· Oversee common area maintenance: landscaping, pools and amenities, lighting, fencing, roads, signage, and shared building elements

· Solicit bids, select and manage vendors, and oversee common area repair and capital improvement projects from start to finish

· Conduct regular site walks of each community and document common area condition and follow-up items

· Support boards with annual budgets, reserve studies, insurance renewals, and annual disclosure mailings

· Respond to homeowner inquiries about common areas, rules, and community operations — promptly and professionally

· Ensure each association operates in compliance with the Davis-Stirling Common Interest Development Act and its governing documents

· Keep community management software

What We’re Looking For

· 2+ years of HOA / community association management experience

· Working knowledge of the Davis-Stirling Act and standard HOA governing documents

· Comfortable running board meetings and working with volunteer directors

· Strong written and verbal communication — friendly, professional, and clear

· Able to juggle multiple communities, deadlines, and personalities without dropping balls

· Proficient with community / property management software, email, and standard office tools (Word, Excel, Outlook or Google Workspace)

· Valid California driver’s license, reliable transportation, and proof of insurance (travel to communities required)

· High school diploma or equivalent required; associate’s or bachelor’s degree a plus

Nice to Have

· CACM CCAM, CAI CMCA / AMS / PCAM, or similar HOA management certification

· Experience with reserve studies, large capital projects, or new community onboarding

· Experience with AppFolio

· Bilingual English/Spanish

Schedule & Location

This is a hybrid position based out of our Arroyo Grande office. You’ll typically split your time between the office, on-site visits to your communities, and remote work from home. Office days, schedule, and total hours can be tailored for the right full-time or part-time candidate. Some evening availability is required for board and annual meetings.
