Come from film, TV, or production? Your skills translate.

If you have worked in production, you already know how to do this job. You just have not done it for real estate yet.

Think about what a great day on set requires. You are driving all over LA. You are dressing a space so it looks perfect on camera. You are sourcing odd items fast and on budget. You are wrangling vendors, hitting a hard call time, and catching the detail everyone else missed.

That is our business, almost line for line. Open Air Homes manages roughly 100 premium furnished homes across Los Angeles and Palm Springs, offered as short-term and monthly rentals. We have doubled in size in the past year, and we need people who can get a lot done across the city in a day, make homes look flawless, and never drop a detail.

Here is the part production people get instantly: every home we manage has professional listing photos, and our standard is that the home matches those photos on every single arrival. In production you call that continuity. We call it photo accuracy, and guests rate us on it. If a piece of furniture from the photos is missing or a room is staged wrong, that is a broken frame, and it is your job to catch it before the guest does.

We will teach you the real estate. You bring the hustle, the eye, and the standards.

We are explicitly open to career shifters. If you love the work of production but are tired of the instability, the gaps between projects, and never knowing when the next call comes, this is a steady W-2 seat with a real schedule and a path that builds over time instead of wrapping every few months. Full-time seats come with health benefits and a 401(k) with match. Part-time seats are real, scheduled, ongoing work, not gig work.

Servers, restaurant floor leads, and hotel people: the same is true for you. If you can run a busy floor, anticipate what a guest needs before they ask, and stay composed while ten things happen at once, you already do guest experience work. Ours just comes with a different uniform.

About the Role

The Property Operations and Styling Coordinator keeps our homes guest-ready and our operation running clean. The work is equal parts field and styling work, quality control, and organized coordination. No two days look the same, and the ability to shift between hands-on work and tight follow-through is what makes someone great in this seat.

We are hiring two people into this role, and we are open to full-time or part-time for each seat. Tell us what you are looking for and we will find the right shape.

What You Will Do

Field, Styling, and Quality Control

Get homes guest-ready: staging touch-ups, styling corrections, and making every space match the listing photos before arrival
Walk properties with a trained eye and catch what is below standard, from a crooked frame to a burned-out bulb to a coffee station that is stocked but not set with intention
Run quality control on cleaning and turnover work, reviewing photo documentation of every turnover and holding vendors to the standard
Verify cleans in person for first-time guests and high-value homes. Our rule is simple: we will be late before we will be sloppy, and your job is to fix it before a guest walks in
Source items quickly and on budget when a home needs something, using resale channels and smart shopping before defaulting to full price
Handle small fixes and setup tasks yourself where you can, and know when to call in a pro

Coordination and Admin

Keep property records, task lists, and our systems clean and current so the whole team has a real-time picture
Track tasks, follow up, and close loops so nothing gets lost as volume grows
Coordinate vendors, appointments, and deliveries across multiple properties. We use the same trusted cleaners and handymen wherever possible, because consistency beats price
Track and submit vendor invoices and property expenses

Guest and Homeowner Support

Respond to guest needs during active stays, including in-person help when something comes up
Communicate clearly and calmly with guests and homeowners, in writing and by phone
Partner with our Reservations team to resolve issues promptly and in the best interest of both the guest and the homeowner

How We Work

The standard is a 5-star review. If anything in a home would stop us from earning one, it is not acceptable, and we fix it.
We never cancel a confirmed reservation. When something goes wrong with a home, we solve the problem. We do not cancel the guest.
We have a documented look, down to the linens, the towels, and the paint color. You will learn it, and then you will protect it.
Problems raised early are small problems. Nobody here gets in trouble for escalating too soon.
We use AI heavily. Claude is a daily working tool here for troubleshooting, homeowner reporting, and clear, well-formatted communication, and team members who lean in see real gains. You do not need to be technical, but you need to be willing.

Schedule

This is a weekend-required role. Saturday and Sunday are standing expectations of the position, because weekends are when our guests arrive and our homes work hardest.

Full-time: weekend coverage plus flexible weekday hours shaped by the needs of the business, with two days off during the week.
Part-time: weekend coverage as the anchor, with weekday hours available by mutual agreement. Part-time schedules are set in advance and consistent week to week.

One honest note for the production crowd: whatever the hours, the weekends are non-negotiable and reliable. If you are looking to keep one foot in film and drop a weekend when a gig calls, this is not the right fit, and that is okay. We are looking for people, full-time or part-time, who show up every week and want to build something that does not wrap.

Requirements

A strong eye for how a space should look, and the standards to make it right
The ability to get a high volume of varied tasks done in a day without dropping details
Strong, clear communication by text, email, and phone, with fast response times
Resourcefulness and cost discipline: you troubleshoot remotely, get competitive bids, and look for the smart solution before spending money. Our homeowners trust us with expensive homes because we treat their dollars like our own
Comfort with phones, apps, and cloud tools, and willingness to use Claude AI daily
Smartphone required

Nice to Have (Not Required)

Film or TV production background: set dressing, art department, production coordination, PA or coordinator work
Restaurant, hotel, or high-end hospitality experience
Hands-on repair, handyman, or styling and design experience
Prior short-term rental, hospitality, or property management exposure
