Overview
Sapphire Beach Resort & Marina is looking for an experienced, energetic General Manager to provide strategic and operational leadership for one of the U.S. Virgin Islands’ vibrant waterfront communities. This is an opportunity to lead the overall operations of a 171 -unit condominium association, 68 slip marina, and beautiful beachfront property while working closely with a dedicated Board of Directors and an experienced on-site team. We’re looking for someone who enjoys problem solving, building strong relationships, leading by example and taking pride in creating an exceptional experience for owners, residents, and guests.
Reporting directly to the Board of Directors, the General Manager is responsible for overseeing the operations, maintenance, financial management, and preservation of the property while leading a team committed to exceptional service for owners, residents, and guests. As a Condo Association, all Condos and Slips are independently owned and managed.
The General Manager, Resort & Marina leads a team of approximately 22 employees across operations, maintenance, security, marina, grounds, and beach services while fostering a culture of accountability, safety, and customer service.
Responsibilities
Operational Leadership
· Provide overall leadership and recommend and implement policies and standards for all property operations, including the condominiums, marina, beach, pool, common areas, and supporting infrastructure.
· Ensure the property is maintained to high standards of safety, durability, structural integrity, cleanliness, appearance, and service.
· Serve as the senior on-site leader responsible for operational decision-making and emergency response.
Property Maintenance & Capital Projects
· Oversee preventative and corrective maintenance programs for buildings, marine infrastructure, pool area, utilities, shoreline, and common areas.
· Lead capital improvement projects, contractor selection, and project execution.
· Ensure effective maintenance planning and long-term infrastructure management specific to a tropical climate (salt air, hurricanes).
Marina, Beach & Environmental Operations
· Oversee safe and efficient marina and waterfront operations.
· Ensure compliance with environmental, marine, and government regulations.
· Direct shoreline maintenance, environmental stewardship, and hurricane preparedness activities.
Financial & Business Management
· Develop the Association’s annual operating and capital budgets for Board review and approval.
· Monitor financial performance, control expenses, and monitor cash flow.
· Develop a roadmap of long-term capital improvement priorities and projects for Board review and approval.
Vendor / Contract Management
· Oversee key vendor relationships, service contracts, and contractor performance to ensure quality, responsiveness and value for the Association.
Leadership & Talent Management
· Provide leadership and support to the Operations Manager and Maintenance Supervisor while empowering them to lead, develop, and support their teams.
· Create a positive, respectful environment where employees take pride in their work and deliver outstanding service.
Board and Stakeholder Relations
· Serve as primary liaison between the Board of Directors and on-site operations.
· Provide timely operational updates, strategic recommendations, and financial reporting.
· Prepare materials and participate in Board and committee meetings as requested.
· Build productive relationships with owners, residents, government agencies, vendors and community stakeholders.
Risk Management & Compliance
· Ensure compliance with applicable federal, territorial, environmental, marine, and association regulations.
· Lead emergency preparedness, business continuity, and disaster recovery efforts.
· Ensure appropriate documentation, permits, and inspection records are maintained.
· Coordinate insurance coverage, claims, and risk mitigation efforts.
Qualifications
- Bachelor’s degree preferred in business, property management, engineering, or a related field.
- Minimum of 7–10 years of progressive leadership in resort, marina, large-scale property management, or comparable operations. Experience in coastal, waterfront or island environments preferred.
- Experience leading multi-disciplinary teams and managing complex facilities.
- Strong financial, operational, and project management skills.
- Excellent communication skills and the ability to build trusted relationships with owners, Boards members, employees, contractors, and guests.
- Experience working with or reporting to a Board of Directors is strongly preferred.
- Comfortable making decisions, solving problems, and managing multiple priorities in a dynamic environment.
- This is an on-site leadership role requiring regular presence throughout the property. Must be able to walk the grounds, marina, docks, beach and maintenance areas.
- Must be able to provide back-up to the Operations Manager, which requires working knowledge of architectural and building structural components, electrical, plumbing, HVAC, Fire/life safety systems, water and wastewater systems.
- May require occasional evening, weekend, or emergency response to operational issues.

Compensation for this role will be commensurate with experience and qualifications with an annual performance bonus opportunity.
Pay: $100,000.00 - $120,000.00 per year
