Property Manager
C-Class Multifamily Apartment Community
Confidential Employer

Reports To: Ownership / Principal

Position Summary

A confidential multifamily ownership and management company is seeking a hands-on, results-driven Property Manager for a C-class apartment community. This role places strong emphasis on leasing performance, rent collections, and eviction management while delivering overall operational excellence.

The ideal candidate has a proven track record of stabilizing or improving the financial and operational performance of Class C (or similar) multifamily assets through disciplined collections practices, efficient eviction processes, proactive leasing, and tight expense control. This is a high-impact, on-site leadership role suited for someone who thrives in a fast-paced environment and can balance firm financial accountability with professional resident relations.

Key Responsibilities

Leasing & Occupancy Management

Develop and execute leasing and marketing strategies to achieve and maintain strong occupancy targets.
Oversee the full leasing cycle: prospect qualification, property tours, application screening, lease preparation/execution, and move-in coordination.
Manage renewals, negotiate terms, and implement resident retention initiatives to reduce turnover and vacancy loss.
Monitor market conditions and competitor activity; recommend rental rate adjustments and concession strategies to optimize revenue.
Track and report on traffic, conversion rates, and leasing metrics; identify and act on opportunities to improve performance.

Collections & Delinquency Management

Oversee all rent collection activities, including daily payment posting, aging report monitoring, and proactive resident follow-up.
Develop and manage reasonable payment arrangements for residents experiencing temporary hardship while protecting the property’s revenue.
Maintain accurate resident ledgers and accounts receivable records; generate regular collections performance reports for ownership.
Drive consistent improvement in collection rates and reduction of bad debt through professional, compliant, and persistent practices.

Eviction Process Management

Manage the complete eviction lifecycle—from initial notices through court filings, hearings, judgments, and lockouts—in full compliance with Florida Landlord-Tenant Law and company policies.
Prepare accurate and timely legal notices (e.g., 3-Day Notice to Pay or Quit) and maintain thorough documentation for all cases.
Coordinate with legal counsel, attend or arrange court proceedings, and work with law enforcement/vendors on post-judgment lockouts and unit securing.
Ensure all collection and eviction activities are handled ethically, professionally, and in strict accordance with Fair Housing, FDCPA (where applicable), and other regulations.

Property Operations & Maintenance Oversight

Conduct regular property inspections to maintain curb appeal, safety, and compliance with company standards and local codes.
Oversee unit turnover/make-ready process to minimize downtime between residents.
Manage the work order system, prioritize requests, and ensure timely completion of repairs (directly or via vendors/contractors).
Supervise or coordinate on-site maintenance, housekeeping, and any leasing support staff (or manage third-party vendors for leaner teams).

Resident Relations & Compliance

Serve as the primary point of contact for resident issues; resolve concerns promptly while consistently enforcing lease terms and community rules.
Maintain a safe, clean, and respectful living environment.
Ensure full compliance with the Fair Housing Act, Americans with Disabilities Act, Florida Landlord-Tenant statutes, and all other applicable federal, state, and local regulations.
Prepare and submit timely operational, occupancy, collections, and financial reports to ownership.

Financial & Administrative

Assist with annual budget preparation and manage day-to-day expenses to support NOI goals.
Maintain organized resident files, lease documents, and property records per company standards.

Qualifications

Required

3–5+ years of direct multifamily Property Manager experience, with meaningful time spent on Class C or similar assets.
Demonstrated success in leasing (high occupancy achievement and traffic conversion).
Proven track record in collections with strong delinquency control and recovery results.
Hands-on experience managing the full eviction process compliantly (notices through lockout).
Solid working knowledge of Fair Housing laws and Florida Landlord-Tenant Law.
Proficiency with property management software (Yardi, RealPage/OneSite, AppFolio, or equivalent) and Microsoft Office.
Excellent communication, negotiation, and conflict-resolution skills; able to handle difficult conversations professionally.
Highly organized, detail-oriented, and able to manage competing priorities.
Valid driver’s license and reliable transportation.
Ability to walk the property daily (including stairs) for inspections and oversight.
High school diploma or equivalent (Associate’s or Bachelor’s in Business, Real Estate, or related field preferred).

Preferred

Industry certification such as CAM (Certified Apartment Manager) or equivalent.
Bilingual English/Spanish.
Experience with budget/P&L responsibility and driving NOI improvement on challenged assets.
Prior experience supervising small on-site teams or coordinating maintenance vendors.

Physical Demands

Regular walking of grounds and common areas, climbing stairs for unit inspections, and occasional lifting/moving of items up to 25 lbs during inspections or turnover coordination.
