ABOUT GREENBERG
Greenberg Development and Construction is a residential design-build firm serving the San Francisco Peninsula, South Bay, and East Bay. We work closely with dedicated architecture and design firms on every project, from small kitchen and bath remodels to new construction over 4,000 square feet.
ABOUT THE ROLE
When a project moves from design to construction, every item in that design has to actually be ordered: not just the finish selections everyone thinks of first (sinks, tile, flooring), but the rough construction materials that are just as easy to miss (rough-in valves, blocking, grout, stair treads and handrails, and everything in between). We're hiring a Construction Purchasing Coordinator whose core job is catching every one of those items before it becomes a jobsite problem: auditing each finalized design package for completeness, building the full order list it implies, and then owning the purchasing process end to end so materials arrive when the construction schedule needs them.
KEY RESPONSIBILITIES
Design Package Audit (Material Takeoff)
- Perform a full material takeoff on every finalized design package, covering finish materials and rough construction materials alike, so nothing gets missed between design and the field
- Cross-check drawings, specs, and schedules against each other to catch gaps, conflicts, or missing information before construction starts
- Build and maintain a complete, itemized order list for every project, organized by trade and phase
Purchasing Execution
- Get vendor quotes and pricing, and place purchase orders for everything identified in the takeoff
- Track lead times and order status across all active projects, and flag anything at risk of missing its delivery window
Construction Coordination
- Work directly with Construction Project Managers to align delivery dates with each project's construction schedule
- Escalate early when an order is at risk of delaying framing, tile, cabinetry, or inspections
- Maintain a purchasing tracker for every active project so status is visible to the PM at any time
Design and Architecture Liaison
- Coordinate with our design and architecture partners to resolve gaps or ambiguities the takeoff surfaces before ordering begins
- Flag missing or incomplete information in a design package back to the source, rather than guessing or ordering around it
Additional Responsibilities (based on experience and bandwidth)
- Establish and manage vendor relationships
- Support the project permitting process
These are secondary to the core purchasing role and will only be assigned if the right candidate has relevant experience and capacity to take them on.
QUALIFICATIONS
- 3-7 years of experience in construction purchasing, homebuilding purchasing, estimating, material takeoff, or a similar operational role. Candidates from an estimating background are encouraged to apply: the ability to read a full plan set and quantify everything in it matters more here than direct purchasing history
- Comfortable reading and cross-referencing architectural, structural, and finish drawings to identify every item a design package requires, from rough construction materials to finish selections
- High attention to detail: this role is defined by catching what other people miss
- Highly organized, with the ability to track many open orders across roughly 15 active projects at once
- Experience coordinating with vendors, designers, and field teams, with strong written communication
- Residential remodeling, custom home, or new construction experience preferred
- Vendor management or permitting experience a plus, not required
- Experience with 2020 Design Flex (formerly 2020 Design) software preferred.
