Full Job Description

FOURMIDABLE is seeking a full-time, experienced Leasing Consultant that is dynamic, organized and a self-starter to join our team at our property Arlington Heights located in Youngstown, OH.

ESSENTIAL JOB FUNCTIONS

Must have complete, current product knowledge of their apartment community and primary competitor communities, including rental rates, apartment style breakdown, apartment size, community amenities, location, resident selection criteria, management services and management/ownership, competitive deposit and lease term information.
Must be trained in Fair Housing laws and be responsible for applying the laws to leasing apartments. Assumes responsibility for learning the Fair Housing script presented in company’s Fair Housing and WIN/WIN Communication training and following all company’s policies and procedures.
Serve as an Ambassador representing the apartment community and company in a highly professional manner to current residents, prospective residents, and the greater community.
Obtain appointments with prospective residents who inquire about apartments via telephone, email, and/or fax.
Present the apartment community and apartments to prospective residents, with and without appointments, to secure a commitment to lease.
Responsible for ensuring the daily appearance of market ready apartments. Notify the Residential Manager and Maintenance Supervisor of any visual deficiencies in the apartment and common areas.
Record client information, appointment dates and time on Welcome Cards/Application. Maintain Welcome Card/Application files.
Maintain follow-up communication with prospective residents. Completes Thank You notes on a daily basis to all visiting prospective residents. Place follow-up telephone calls for the purpose of securing a future appointment to lease. Maintain communication, via the telephone, with all prospective residents until they either return to lease, or until the prospective resident secures an apartment elsewhere.
Assists in developing and attaining goals for achieving 95% or higher occupancy and highest resident retention levels in order to maximize income through creative marketing and outreach efforts.
Assists in maintaining the waiting list and strictly adheres to all waiting list policies and procedures.
Gather and maintain pertinent marketing information such as:
*Monthly competitive market surveys
*Daily Traffic analysis
*Statistics for completion of the Weekly Marketing Report
*Quarterly Marketing Plan
Generate marketing ideas and develop creative outreach strategies to achieve maximum occupancy.
Support the community by assisting with responding to resident service requests.
Assist the Residential Manager in processing applications and completing move-in packages for new residents.
Maintain a professional office environment.
Required to work and show apartments on weekends, evenings or holidays, as required

MINIMUM JOB QUALIFICATIONS

Must possess a High School Diploma or equivalent
Must possess the ability to handle multiple tasks simultaneously
Must be dependable and reliable
Must possess excellent communication skills both verbal and written
Must maintain a professional appearance
Must be well organized and detail oriented
Must obtain a Real Estate License within 18 months from date of hire
Must possess the ability to work with a wide variety of residents
Must be computer literate
Must be able to attend outside activities at other locations, including but not limited to; trainings, meetings, conducting outreach, etc.

PREFERRED JOB QUALIFICATIONS
