About Ari Investment

Ari Investment is a family office real estate investment firm based in Richmond, Virginia, with over 25 years of investing experience. We are opportunistic, value-add investors who acquire, reposition, and ground-up develop assets across multiple asset classes including hotels, multifamily, retail, and gas stations.

We execute renovation and development strategies in-house, maintaining direct control over design quality, cost, and schedule. As we expand our ground-up development pipeline, we are bringing architectural capability fully in-house.

About the Role

We are seeking an experienced In-House Architect to lead design and documentation for our hotel and multifamily development projects. This is a dedicated internal role — you will work exclusively on Ari Investment projects, embedded directly with the principals and development team.

The right candidate brings deep hands-on experience with Type III and Type V wood-frame construction, including 4-story stick frame and 5-over-1 podium structures. You will own the design process from concept through construction documents, and will be responsible for code compliance, permitting coordination, and drafting.

This is a high-ownership role ideal for someone who wants to work lean, move fast, and see their work built.

Key Responsibilities

Develop full architectural design packages for ground-up hotel and multifamily projects, from schematic design through construction documents
Produce all drafting in-house using AutoCAD and/or Revit
Design and document assets, primarily 4-story stick frame (Type V) and 5-over-1 podium (Type III over concrete podium) structures
Ensure all designs meet applicable building codes, zoning ordinances, ADA requirements, and fire/life safety standards
Manage permitting submissions and coordinate responses to plan review comments
Coordinate with structural, MEP, civil, and other consultants to integrate their work into the design package
Participate in value engineering and constructability reviews alongside the development and construction team
Review shop drawings and RFIs during construction administration
Support due diligence on potential acquisitions, including site feasibility, entitlement review, and preliminary massing
Maintain organized project files, drawing logs, and permit tracking across all active projects

Qualifications

Licensed Architect (RA) - active licensure required
5-15 years of architectural experience with a focus on multifamily and/or hospitality project types
Demonstrated experience designing and documenting Type V stick frame (4-story) and Type III 5-over-1 podium structures (required)
Proficiency in AutoCAD required; Revit strongly preferred
Strong working knowledge of IBC, local building codes, ADA Standards, and applicable fire codes
Experience managing permitting submissions and navigating plan review processes independently
Experience coordinating with structural, MEP, and civil engineering consultants
NCARB certification a plus but not required
