With 55+ investments, $25M+ AUM, and a portfolio spanning national park destinations, we are in an active growth phase — executing a multi-property development pipeline and expanding our footprint in the outdoor hospitality sector.
The Role
The Director of Development (Construction) owns the construction execution side of our acquisition-to-operation pipeline. You will step in post-LOI and drive each project through due diligence, site assessment, renovation planning, permitting, and close — then hand off a fully operational property to our management team. This role sits at the intersection of deals and dirt: you need to be equally comfortable on a job site and in a lender meeting.
You will report directly to the CEO and collaborate closely with the VP of Asset Management, CFO, and capital raising team. This is a high-autonomy role for someone who can manage complexity, communicate proactively, and close loops without being chased.
What You’ll Own
Due Diligence & Site Assessment
- Lead the construction and physical due diligence process post-LOI, coordinating inspections, site walkthroughs, and contractor assessments
- Identify red flags, deferred maintenance, and material issues early — compile findings into a structured report for executive review
- Coordinate local video walkthroughs and CEO/COO site visits; convert field notes into SWOT analysis and risk summaries
- Compile all physical deficiencies, code issues, and deferred maintenance to support price renegotiation before due diligence expiration
Development Planning & Renovation Execution
- Scope and budget renovation projects from acquisition through stabilization, with a focus on outdoor hospitality asset types (cabins, glamping, RV parks, wellness resorts)
- Manage permitting, entitlements, contractor selection, and construction timelines across multiple concurrent projects
- Partner with the Property Manager and operations team on pro-forma assumptions and operational readiness planning
- Drive post-close day-1 property setup, including vendor and contractor transitions, staff onboarding support, and 90-day action plan execution
Financing & Lender Coordination
- Contribute to loan package preparation — specifically the physical property narrative, renovation scope, and construction budget components
- Coordinate appraisal scheduling, site access, and lender due diligence requests related to construction and property condition
- Support the closing process by ensuring property-related contingencies are cleared on schedule
Closing & Transition
- Coordinate with title, lender, insurance broker, and contractors to align on closing timelines and property condition requirements
- Ensure construction punch lists are complete and property is operationally ready on closing day
- Oversee assignment and transfer of reservations, vendor contracts, and customer data as applicable
- Lead the post-close 90-day construction and improvement plan through completion
What We’re Looking For
- 5–10 years of experience in real estate development, construction management, or project management — ideally across hospitality, resort, or outdoor/recreational property types
- Demonstrated ability to manage the full development lifecycle from pre-acquisition through construction completion and property turnover
- Strong working knowledge of construction budgeting, permitting, contractor management, and project scheduling
- Comfortable doing physical property assessments and translating findings into financial and operational implications
- Experience working cross-functionally with finance, legal, and operations teams in a fast-moving acquisition environment
- Proficiency with Bluebeam, project management tools (ClickUp, Asana, or equivalent), and Google Workspace
- Highly organized with a bias for documentation — you leave clear records, not just phone calls
- Able to manage multiple projects simultaneously without losing detail or momentum
- Willing to travel to property sites as deals and projects require
Bonus Points
- Background in outdoor hospitality, glamping, RV parks, or resort/lodging development
- Experience supporting lender due diligence and loan package preparation
- Familiarity with post-close property transition and early-stage operations setup
- General contractor license or prior GC relationship management at scale
Compensation & Details
- Base salary: $100,000
- Performance bonus: Earnings up t o$75,000(tied to project delivery and acquisition close metrics, details discussed in interview process)
- Remote-friendly with required travel to property sites and due diligence visits
