Overview
AZJ Properties is seeking an experienced Commercial Property Manager to oversee the day-to-day operations, maintenance, vendor coordination, property administration, and physical condition of a growing portfolio of commercial real estate assets within the Jackson Area.
This position will support a unique and evolving portfolio that currently includes tenant-occupied property and is anticipated to expand to include vacant structures, vacant land parcels, redevelopment sites, and properties being positioned for future commercial, cultural, and community development.
The ideal candidate is an experienced commercial real estate professional who understands that this portfolio requires more than traditional property management. The successful candidate will bring strong operational judgment, vendor-management expertise, property-maintenance knowledge, procurement experience, financial discipline, and the ability to respond quickly to changing property conditions.
This individual will serve as a key on-the-ground operational resource for the portfolio and will work closely with AZJ Properties leadership, tenants, contractors, vendors, consultants, and specialized professionals.
Duties
- Manage the day-to-day operational needs of assigned commercial properties.
- Conduct regularly scheduled and as-needed property inspections and site visits.
- Monitor the physical condition, cleanliness, security, safety, and overall appearance of each property.
- Identify maintenance, repair, safety, environmental, and operational issues and coordinate timely resolution.
- Establish property-specific operating procedures based on the condition and intended future use of each asset.
- Maintain organized property records, inspection reports, service documentation, warranties, contracts, and vendor information.
- Provide regular operational updates and recommendations to AZJ Properties leadership.
- Respond promptly to urgent property issues, including water intrusion, roof failures, HVAC issues, vandalism, security concerns, storm damage, utility interruptions, and other emergencies.
- Establish and manage building and grounds maintenance protocols for each property.
- Coordinate preventative maintenance programs and recurring inspections.
- Oversee landscaping, grounds maintenance, janitorial services, snow and ice removal, pest control, waste removal, security, HVAC, plumbing, electrical, roofing, and other building systems as applicable.
- Inspect completed work to ensure services meet contractual and professional standards.
- Identify deferred maintenance and recommend appropriate corrective action.
- Coordinate emergency maintenance response and escalation.
- Maintain a reliable network of qualified commercial contractors and specialty vendors.
- Ensure vendors are properly licensed, insured, contracted, and compliant with applicable requirements.
Vendor & Contractor Management
- Source, evaluate, coordinate, and oversee qualified vendors and contractors.
- Obtain and evaluate competitive proposals and estimates when appropriate.
- Coordinate procurement in accordance with established authorization procedures and budget requirements.
- Monitor vendor performance, service quality, pricing, schedules, and contract compliance.
- Review invoices against completed work and contracted services prior to submission for approval.
- Maintain vendor performance records.
- Develop long-term relationships with qualified commercial and specialty contractors.
- Coordinate specialized contractors when properties require historic preservation, structural, environmental, architectural, engineering, or redevelopment-related services.

Requirements
- Bachelor's degree in Real Estate, Business Administration, Property Management, Facilities Management, Construction Management, or a related field preferred.
- 5+ years of progressive commercial property management experience preferred.
- Demonstrated experience managing commercial properties, mixed-use properties, institutional properties, development assets, or similarly complex real estate portfolios.
- Strong understanding of commercial building systems and property maintenance.
- Demonstrated vendor and contractor management experience.
- Experience with operating budgets, procurement, expense management, and financial reporting.
- Strong understanding of commercial leases and tenant relationships.
- Experience managing vacant properties or redevelopment assets preferred.
- Strong knowledge of property inspections, preventative maintenance, and building operations.
- Excellent written and verbal communication skills.
- Strong organizational and documentation skills.
- Ability to independently prioritize multiple properties, vendors, projects, and deadlines.
- Ability to respond appropriately to urgent property issues.
- Proficiency with Microsoft Office and property management/accounting software.
- Valid driver's license and reliable transportation required.

Pay: $75,000.00 - $95,000.00 per year
