Overview
Consulting Solutions Inc. (CSI) is a nationwide commercial real estate due diligence firm supporting major lenders and institutional clients, including Fannie Mae and Freddie Mac lenders.
We are seeking an experienced Property Condition Inspector to join our Special Asset Management team, with a primary focus on multifamily properties experiencing significant deferred maintenance, physical deterioration, vacancy, operational challenges, or other property condition concerns.
This is not an entry-level inspection role. Special asset assignments require a higher level of technical judgment than a typical transactional PCA. Inspectors must be comfortable evaluating properties with substantial deficiencies, identifying the underlying scope of needed repairs, distinguishing isolated issues from systemic conditions, and developing clear, defensible recommendations and cost estimates for lender and asset-management clients. The ideal candidate has substantial hands on experience evaluating multifamily properties and is confident assessing challenging conditions independently.
This is a field-driven, high-autonomy position supported by an experienced internal review and project-management team.
Responsibilities
- Perform detailed Property Condition Assessments of special asset properties, of multifamily and commercial properties nationwide. Most properties are located throughout Texas.
- Evaluate distressed properties with significant deferred maintenance, deterioration, vacancy, damage, and capital repair needs
- Inspect building exteriors, structural components, roofing, MEP systems, interiors, common areas, site improvements, and other major building systems
- Perform detailed inspections of dwelling units, including properties where a substantial number of units may be vacant, damaged, or in poor condition
- Identify immediate repairs, life safety concerns, systemic deficiencies, and significant short and long term capital needs
- Develop appropriate repair recommendations and realistic cost estimates based on observed conditions and anticipated scope of work
- Clearly document deficiencies through detailed field notes and photographs
- Determine when conditions warrant additional evaluation by specialized contractors, engineers, or other consultants
- Prepare clear, lender facing reports that communicate the extent, severity, and financial implications of observed property conditions
- Communicate significant or unexpected findings to the internal project team promptly
- Manage multiple assignments and deadlines in a fast-paced environment
- Travel regularly for site inspections, typically 1–3 days per week. Most trips are same-day, although occasional overnight travel may be required depending on location and size of the property
Requirements
- 5+ years of relevant experience performing multifamily/commercial property inspections, Property Condition Assessments, construction assessments, or comparable building-condition evaluations
- Demonstrated experience evaluating properties with significant deferred maintenance, deterioration, or complex repair needs
- Strong working knowledge of major building systems, including roofing, building envelope, structural components, electrical, plumbing, HVAC, and life-safety systems
- Ability to independently identify deficiencies and develop appropriate repair recommendations
- Experience developing or reviewing repair scopes and capital cost estimates
- Strong technical writing and communication skills
- Ability to differentiate between routine maintenance, capital repairs, immediate/life-safety concerns, and systemic property deficiencies
- Ability to work independently and exercise sound technical judgment in the field
- Willingness to travel as described above
- Valid driver's license
- Must be located near a major airport
- Ability to physically navigate properties, including accessing roofs by ladder when necessary
Preferred Qualifications
- Bachelor's degree in Engineering, Architecture, Construction Management or a related field
- Experience preparing PCAs in accordance with ASTM, Fannie Mae, and/or Freddie Mac requirements
- Experience working with Quire platform
- Prior experience with distressed assets, special assets, REO properties, lender workouts, foreclosure-related inspections, or significant rehabilitation projects
- Experience inspecting large multifamily properties with extensive deferred maintenance or vacancy
- Construction, estimating, facilities, engineering, architecture, or property rehabilitation experience
- Professional licensure or certifications (PE, RA, CEM, etc.)
- Phase I Environmental Site Assessment experience

Why This Role Is Different
Our Distressed Assets team handles some of CSI's most complex and consequential property assessments.
These assignments go beyond identifying the age and condition of building components. Our clients rely on us to understand what is actually happening at the property, what needs to be repaired, how extensive the problem is, and what it is realistically going to cost to correct it.
This role is best suited for an experienced inspector who enjoys investigative work and problem solving, is comfortable making technical judgment calls, and can see the bigger picture rather than simply completing a checklist.
You'll own your work from the site inspection through the final assessment, while having access to an experienced internal team when particularly complex conditions arise.
Compensation & Benefits
Consulting Solutions offers competitive compensation, including a base salary plus monthly performance-based bonuses tied to production volume, allowing high performers to meaningfully increase their earnings.
The anticipated base salary for this role is approximately $100,000–$125,000+ depending on experience, with average annual performance bonuses around $25,000+. Bonuses are paid monthly, and top performers can exceed this range.
