Full Job Description

Commercial Property Manager

We are seeking an experienced Commercial Property Manager to oversee the day-to-day operations and financial performance of a portfolio of commercial properties. This position requires a hands-on professional who can balance tenant service, property operations, vendor management, budgeting, accounting responsibilities, and long-term asset objectives.

The ideal candidate is organized, responsive, financially knowledgeable, and comfortable taking ownership of issues from identification through resolution.

Primary Responsibilities

Oversee daily operations of assigned commercial properties and serve as a primary point of contact for tenants, vendors, and internal team members.
Maintain strong tenant relationships by responding promptly to questions, service requests, concerns, and property-related matters.
Conduct routine property inspections to identify maintenance concerns, appearance issues, safety needs, and other operational priorities.
Coordinate tenant move-ins, move-outs, inspections, and other occupancy-related activities.
Review and oversee maintenance requests to ensure work is addressed appropriately and completed in a timely manner.
Coordinate and monitor third-party contractors and service providers, including evaluating performance and compliance with contractual expectations.
Review vendor invoices for accuracy, assign appropriate coding, and assist with accounts payable processes.
Review tenant charges and recurring billings to help ensure accuracy and proper documentation.
Monitor accounts receivable activity and assist with collection or follow-up efforts as needed.
Assist with preparation of annual property operating budgets, forecasts, and capital planning.
Review monthly property financial performance, investigate significant variances, and assist with financial reporting.
Maintain organized and complete property records, including leases, amendments, contracts, certificates, correspondence, inspection records, and vendor documentation.
Coordinate with leasing, accounting, maintenance, and ownership representatives regarding property needs and operating priorities.
Lead or participate in regular meetings with property teams to communicate expectations, priorities, outstanding items, and upcoming projects.
Identify operational challenges and develop practical solutions before issues negatively impact tenants or property performance.
Assist with property projects, capital improvements, tenant improvements, and other assignments as needed.
Perform additional responsibilities and special projects as assigned.

Qualifications & Professional Strengths

The successful candidate should demonstrate strong judgment, organization, and the ability to manage multiple priorities in a fast-paced commercial real estate environment.

Adjust priorities as property conditions and business needs change.
Collaborate effectively with accounting, maintenance, leasing, and management teams.
Remain composed and solutions-focused during stressful or time-sensitive situations.
Deliver a high level of customer service while appropriately enforcing lease requirements and property policies.
