Full Job Description

Schedule: Monday through Friday
Reports to: Community Manager

The Leasing Consultant coordinates marketing, leasing, and renewals to meet occupancy, revenue, and retention goals. This role delivers excellent customer service, converts qualified leads to leases, ensures smooth move ins, and supports residents through renewals while following Elysian Residential policies and all applicable laws.

Sales and Leasing

Greet, qualify, and tour prospects. Present features and benefits clearly and professionally.
Process applications including credit screening, background checks, and rental history verification.
Prepare accurate lease and move in packages and secure all signatures before move in.
Re engage prospects who did not lease and attempt to close. When appropriate, refer to sister communities.

Move in Readiness and Inspections

Inspect apartments prior to move in and confirm they are in move in ready condition.
Coordinate promptly with maintenance to complete any outstanding items.
Marketing and Traffic Generation
Stay informed on market and competitor conditions that may affect occupancy and pricing.
Execute short and long term marketing plans that align with community concession and specials strategies.
Create and manage outreach, employer partnerships, and resident referral programs.
Drive online visibility using property websites, listings, and social media channels.

Systems, Reporting, and Data Integrity

Use property management software such as Entrata [PT2] to track availability, record traffic and leasing activity, and maintain accurate resident and prospect data.
Capture key demographic information to support marketing and leasing strategies.

Office and Model Presentation

Open the leasing office daily, maintain a clean and welcoming environment, set up refreshments, take phones off night service, and manage voicemail.
Ensure show units, amenities, and the leasing path meet model standards. Communicate upkeep needs to maintenance.
Use clear, professional phone etiquette on all incoming and outgoing calls.

Renewals and Resident Retention

Prepare and deliver renewal offers and documentation.
Contact residents in advance of lease expiration and secure timely renewal execution.
Support resident and community events that drive satisfaction and retention.
Resident Relations, Work Orders, and Safety
Respond quickly and courteously to resident questions and client or owner concerns.
Close out work orders on a daily, weekly, and monthly cadence and follow up with residents to confirm completion.
Report policy violations, incidents, property damage, or theft to management.
Understand basic fire alarm procedures and contact emergency services when necessary.

Compliance

Conduct all business consistent with Elysian Residential policies and applicable laws, including the Fair Housing Act, Americans with Disabilities Act, and Fair Credit Reporting Act.
Maintain all licenses and certifications required by state and local jurisdictions.

Qualifications

High school diploma or equivalent. Two or more years of residential leasing experience preferred.
Proficient in English with strong written and verbal communication skills.
Demonstrated leasing and closing ability with strong organization and follow through.
Comfortable with telephone systems, Microsoft Office, and property management software.
Able to explain lease terms clearly and sell the community features and services.
Valid driver’s license. Ability to operate a golf cart on property if required.
Flexible schedule that may include occasional evenings, weekends as needed.

Physical Requirements

Stand, walk, and sit for extended periods.
Bend, stoop, climb ladders, reach, and carry objects.
Climb up to four flights of stairs and walk several acres to tour the community.
Work indoors and outdoors in varied weather conditions.
Push, pull, lift, carry, or maneuver up to 25 pounds independently and up to 50 pounds with assistance.
Occasional travel to assist other properties, attend training, or business meetings.
