Outside Sales Representative – Property Management Accounts

Parking & Towing Enforcement
Austin, Texas
Full-Time W-2 Position
Base Salary + Uncapped Commission
Expected Earnings: $65,000–$95,000+

Parking & Towing Enforcement is hiring a confident, organized Outside Sales Representative to develop new residential and commercial property accounts throughout the Austin area.

We provide no-cost parking management and private-property towing services for apartment communities, condominiums, HOAs, restaurants, retail centers, offices, venues, and other private properties.

Your role is to connect with property managers and business owners, understand their parking problems, and show them how our services can protect resident, tenant, employee, and customer parking without adding another expense to their operating budget.

This is a full-time, in-person W-2 position. You will begin each workday at our Austin office, spend much of the day prospecting and meeting potential clients in the field, and return to the office to update your pipeline, complete follow-ups, and prepare for the next day.

You will have independence in how you organize your territory, but this is a structured position with clear goals, daily accountability, and support from management and operations.

Compensation

Guaranteed annual base salary
Uncapped new-account commissions
Expected annual earnings of $65,000–$95,000+
Additional earning potential for large properties, commercial accounts, and multi-property agreements

This is not a commission-only position. You will receive stable W-2 income while building your pipeline, with significant additional earning potential based on performance.

What You Will Do

Prospect apartment communities, condominiums, HOAs, restaurants, bars, retail centers, offices, venues, and other private properties.
Make outbound calls, visit properties in person, develop referral relationships, and follow up with prospective clients.
Build relationships with property managers, regional managers, leasing teams, HOA representatives, business owners, and commercial decision-makers.
Identify parking problems involving unauthorized vehicles, limited resident or customer parking, fire lanes, visitor parking, after-hours parking, abandoned vehicles, and commercial lot abuse.
Explain our parking enforcement, permit-registration, signage, patrol, tagging, and towing services clearly and professionally.
Conduct property walkthroughs and gather the information needed to develop an appropriate service plan.
Prepare proposals, handle objections, follow up consistently, and obtain signed agreements.
Coordinate with operations to ensure new properties are launched accurately and professionally.
Maintain complete prospect notes, follow-up dates, appointments, proposals, and sales activity in the company CRM.
Attend morning planning and end-of-day reporting at the Austin office.

What We Are Looking For

We are looking for someone who is quick on their feet, comfortable speaking with decision-makers, and capable of managing a busy territory without constant supervision.

The right candidate will be able to plan their own day, recognize strong opportunities, follow up consistently, and keep accurate records while moving between phone calls, office work, property visits, and closing conversations.

You should be comfortable walking into a leasing office or business, introducing yourself, asking questions, and starting a professional conversation with someone you have never met.

Strong candidates will also have:

Previous outside sales, B2B sales, canvassing, business development, property management, roofing, windows, pest control, security, telecommunications, or home-services sales experience.
Strong verbal and written communication skills.
Confidence making cold calls and in-person prospecting visits.
Good judgment and the ability to respond calmly to unexpected questions or objections.
Strong time-management and organizational skills.
Persistence without becoming aggressive or unprofessional.
The ability to use email, mobile applications, maps, CRM systems, spreadsheets, and digital documents.
A valid driver’s license, acceptable driving record, reliable transportation, and the ability to travel throughout the Austin area.
A professional appearance and attitude.

Towing experience is not required. We provide training on our services, property onboarding process, enforcement options, and applicable Texas towing requirements.
