About illi Commercial Real Estate

illi Commercial Real Estate is a premier property management and real estate services firm specializing in commercial properties. We provide comprehensive management solutions that enhance property value and tenant satisfaction.

About The Role

The Construction Manager provides oversight for project construction, ensuring the work is completed on schedule, within budget, and to specified quality standards. This role requires approximately 25% travel between work sites.

Work Schedule & Availability

Standard hours are 8:30 AM – 5:00 PM.

Key Responsibilities

Develop and execute project specifics, schedules, budgets, strategy to clients’ goals and objectives
Build and maintain rapport with client representatives and ensure that the scope of projects and deliverables are fully understood
Develop a detailed project budget based on historical and market data
Act as the primary contact with the client throughout the duration of the project
Maintain Project Tracking sheet and manage the execution of projects within intended time frames
Prepare various RFP's needed for vendor and contractor services as well as manage the contractor and vendor selection process
Manage vendor and project team performance to ensure compliance with contractual requirements, all regulating entities, and client expectations
Identify, manage and mitigate areas of concern regarding potential liabilities and risk
Ensure that all accounts receivables are maintained not to exceed project budget
Ability to serve multiple clients at any given time, deliver on milestones and create a positive impression for the team and the company
Ensure all required permits for all disciplines are pulled and closed out with all authorities having jurisdiction (Demo, shoring, grading, A&E, MEP, FS, Fire Alarm, Civil/LID, etc.).
Call for inspections and ensure the site and subcontractors are ready for inspection.
Maintain documentation of inspection approvals or corrections
Demonstrate advanced understanding of building codes to related construction activities
Review and approve Subcontractors’ requests for payment
Any and all other duties and tasks assigned

Required Qualifications

BA/BS Degree preferred, or equivalent work experience preferred
3+ years real estate management or in the construction management industry in project administration/accounting position desired
Strong understanding of commercial/retail property maintenance, insurance, and construction
Exercise good judgement
Experience in working with property teams and staff
Excellent written and verbal communication skills
Demonstrates strong interpersonal skills and ability to interact with a variety of audiences including tenants, builders, contractors, and executives
Ability to serve multiple clients at any given time, deliver on milestones and create a positive impression for the team and the company
Work effectively both independently and within a team
Organizational skills, strong analytical skills, and the ability to identify and manage priorities
Proficient in Microsoft Office Suite (Word, Excel, Outlook), Google Workspace (Docs, Sheets, Drive) and project/property management software (e.g. Yardi, Appfolio) or equivalent project management software
Reads, analyzes, and interprets construction documents, such as safety rules, operating and maintenance instructions and procedure manuals

Preferred Qualifications
