Position Summary
As a Project Manager on the capital team at KMS, you will manage multiple capital improvement, renovation, and construction-related projects on behalf of clients across a diverse portfolio that includes healthcare, higher education, municipalities and public sector organizations, industrial facilities, and retail environments. Individual projects generally range from $5 million to several hundred million dollars. Acting as the owner's representative, you will oversee projects from initiation through closeout by coordinating stakeholders, managing schedules and budgets, mitigating risks, and ensuring successful project delivery. On these accounts KMS serves strictly as the owner’s representative and does not hold the contracts with vendors or self-perform the work.
Because KMS specializes in managing high volumes of projects at scale, you could oversee multiple projects simultaneously while partnering closely with Program Managers, Senior Project Managers, clients, architects, engineers, contractors, consultants, and other project stakeholders. Success in this role requires exceptional organization, proactive communication, and the ability to manage competing priorities in a fast-paced environment.
Travel to project sites may be required for up to 50% of the work schedule.
Key Responsibilities
· Manage multiple capital improvement and facility projects simultaneously across healthcare, higher education, municipal, industrial, and retail client portfolios, typically ranging from $5 million to several hundred million dollars each
· Serve as the owner's representative throughout planning, design, procurement, construction, and project closeout
· Attend, lead, and facilitate meetings with project stakeholders on behalf of the Client, providing direction, driving discussions, and ensuring alignment on project objectives, decisions, and next steps
· Coordinate architects, engineers, contractors, consultants, vendors, and client stakeholders to ensure successful project execution
· Develop, maintain, and communicate project schedules, budgets, risks, and milestone reporting
· Guide clients in the development of project scopes and support the preparation, review, and management of bids, contracts, change orders, pay applications, and other project documentation, providing recommendations and identifying appropriate actions as needed
· Facilitate and administer the bid process on behalf of the owner in conjunction with the project architect, including bid document distribution, pre-bid meetings and site walks, bidder RFI management, bid leveling and analysis, and award recommendations
· Review owner-vendor construction contracts, agreements, and exhibits and recommend revisions to the client, coordinating with client legal counsel as needed
· Conduct routine site visits to monitor construction progress, quality, safety, and schedule performance
· Perform comparative analysis between pay applications and construction schedules during construction phase
· Identify project risks and implement proactive mitigation strategies
· Utilize KMS project management systems to develop and track key performance indicators (KPIs), schedules, budgets, documentation, and other project performance metrics to monitor project health, identify risks and trends, and drive appropriate actions
· Build and maintain strong client relationships through proactive communication and exceptional service
· Ensure projects comply with applicable safety requirements, quality standards, and contractual obligations
· Support continuous improvement initiatives that enhance project delivery and client satisfaction
Qualifications/Skills
· Bachelor’s degree in Construction Management, Engineering, Architecture, Business, or a related field preferred
· PMP, CCM, or other construction/project management certification preferred
· 5+ years of project management experience supporting commercial construction, capital improvement, facility renovation, or infrastructure projects within healthcare, higher education, municipal/public, industrial, retail, or similar environments
· Strong understanding of construction project delivery methods, including experience managing schedules, budgets, contracts, pay applications, RFIs, submittals, and change orders
· Ability to read, interpret, and evaluate construction contracts and related agreements, identify commercial and schedule risk to the owner, and communicate recommended revisions clearly
· Demonstrated ability to successfully coordinate multiple concurrent projects while effectively managing competing priorities
· Self-motivated with exceptional organizational skills, attention to detail, and the ability to drive projects forward with minimal supervision
· Builds and maintains strong relationships through exceptional interpersonal skills, fostering trust and collaboration with clients, partners, and team members
· Creative problem solver with a proven ability to improve processes, develop effective solutions, and deliver measurable results
· Ability to quickly learn new systems and processes and communicate complex information and recommendations in a clear, logical, and understandable manner to stakeholders
· Demonstrates critical thinking and strategic planning skills by evaluating complex project requirements, anticipating challenges and risks, and developing effective, forward-looking strategies to achieve project objectives
· Proficiency with Microsoft Project, Primavera P6, or similar scheduling software

Schedule and Work Environment
· Birmingham, AL (HQ) based with travel to client sites
· Monday-Friday flex schedule, requiring three in-office days each week with Tuesdays and Thursdays as mandatory onsite days, and one additional day of the team member’s choosing
· Travel to job sites may be required, up to 50% of the work schedule.
· All team members must attend mandatory meetings at our Birmingham, AL, home office at least quarterly, and in some cases, monthly.
· Must be able to work in an office environment; some walking or lifting (up to 25 lbs.) may be required for event or meeting support.
Pay: From $80,000.00 per year
