Full Job Description

The Regional Manager is responsible for the overall operational, financial, and administrative performance of an assigned portfolio of manufactured housing communities. Reporting directly to ownership and the executive team, this role serves as the primary operational leader across communities, ensuring each location meets or exceeds performance targets while delivering a high-quality living experience for residents. The Regional Manager acts as a strategic partner to ownership, translating company goals into on-the-ground execution through strong leadership, financial discipline, and a commitment to operational excellence.

KEY RESPONSIBILITIES

Portfolio Operations & Performance

Oversee day-to-day operations across all assigned manufactured housing communities, ensuring consistent execution of company standards and policies.
Conduct regular site visits to evaluate community condition, staff performance, and resident satisfaction.
Identify and implement operational improvements to drive efficiency, reduce costs, and maximize net operating income (NOI).
Monitor occupancy levels, lease-up activity, and market trends; develop strategies to maintain and grow portfolio performance.

Financial Management & Reporting

Own the Profit & Loss performance for each community in the assigned portfolio, providing variance analysis and actionable insights to ownership.
Review and approve community-level budgets, capital expenditure requests, and significant vendor contracts.
Partner closely with the Controller and accounting team to ensure accurate financial reporting and timely resolution of discrepancies.
Monitor revenues, expenses, and cash flow; proactively address issues impacting financial health.
Support ownership in evaluating acquisition, disposition, and capital improvement opportunities through operational due diligence.

Staff Leadership & Development

Directly supervise community managers across the portfolio, providing ongoing coaching, performance feedback, and professional development.
Participate in the hiring and onboarding of community managers and key site staff, in coordination with HR and ownership approval.
Address performance issues and personnel matters in accordance with company policy, HR guidelines, and ownership direction.
Foster a high-performance culture rooted in accountability, integrity, and resident-first service.

Resident Relations & Retention

Champion a positive resident experience across all communities, ensuring prompt resolution of concerns and consistent communication.
Oversee resident retention initiatives, renewal strategies, and community engagement efforts.
Serve as an escalation point for complex resident issues, lease disputes, and eviction proceedings.
Ensure all resident-facing processes comply with Fair Housing laws and company standards.

Compliance & Regulatory Oversight

Ensure all communities operate in compliance with applicable local, state, and federal regulations governing manufactured housing.
Oversee adherence to safety standards, licensing requirements, and environmental regulations at each community.
Maintain compliance with lender requirements, lease agreements, and HOA or municipal obligations as applicable.
Coordinate with legal counsel and ownership on regulatory matters, notices, or agency inquiries.

Collaboration & Communication

Serve as the primary point of contact between ownership, community managers, and support staff for all operational matters.
Provide regular performance updates, operational reports, and strategic recommendations to the executive team and ownership.
Collaborate with the accounting, maintenance, and leasing teams to align resources and priorities across the portfolio.
Represent the company professionally with vendors, contractors, residents, and regulatory agencies.

QUALIFICATIONS

High school diploma or equivalent required; a degree in Business, Real Estate, Property Management, or a related field is preferred.
Experience in property management or real estate operations, with at least 2 years in a multi-site or regional leadership role.
Experience in manufactured housing or land-lease communities strongly preferred.
Demonstrated ability to manage financial performance, analyze P&L statements, and drive NOI improvement.
Proficiency in property management software (e.g., Rent Manager, Yardi, RealPage, AppFolio).
Strong knowledge of Fair Housing laws, landlord-tenant regulations, and manufactured housing compliance requirements.
Proven leadership skills with the ability to motivate, develop, and hold teams accountable across multiple locations.
Excellent communication, problem-solving, and conflict resolution skills.
High ethical standards and integrity in all aspects of community operations and resident relations.
Ability to travel regularly to assigned communities; valid driver’s license required.

PHYSICAL DEMANDS AND WORK ENVIRONMENT

Continually required to sit, walk, and stand.
Continually required to utilize hand and finger dexterity.
Continually required to talk and hear.
Continually required to utilize visual acuity to operate equipment, read technical information, and use a keyboard.
Occasionally required to lift, push, or carry items up to 25 pounds.
Frequent travel to communities within the assigned region; regular exposure to outside weather conditions.
On-site work attendance is required.
