JOB DESCRIPTION – Property/Apartment Maintenance Technician
Dalkey Management is seeking a reliable, hardworking, and motivated Maintenance Technician to join our growing property management team.

Position Schedule and Location
This is a full-time, in-person position primarily serving our Pawtucket, Rhode Island apartment portfolio.
The regular schedule is Monday through Friday, from 7:30 a.m. to 4:00 p.m. Employees must also participate in rotating after-hours, weekend, holiday, and snow-emergency coverage.
Although the position is based in Pawtucket, employees may be assigned to assist at any property within the Dalkey Management portfolio, including properties in Rhode Island and Massachusetts. Reliable transportation and the ability to respond to assigned properties during regular hours and on-call coverage are required.
Full-Scope Maintenance Position
This is not a single-trade or repair-only position. Our maintenance technicians take responsibility for the overall condition, cleanliness, safety, and appearance of the communities they serve.
The position includes resident work orders, apartment turns, general repairs, painting, cleaning, trash removal, groundskeeping, snow removal, preventive maintenance, emergency response, and other property-related responsibilities.
Job Responsibilities:
- Complete resident work orders in a timely, professional, and respectful manner.
- Diagnose maintenance concerns and complete appropriate repairs or communicate when additional support or a licensed vendor is required.
- Assist with apartment turns, including repairs, painting, patching, cleaning, inspections, and preparing units for incoming residents.
- Perform general maintenance repairs involving light plumbing, electrical, carpentry, appliances, drywall, hardware, locks, doors, flooring, and painting.
- Assist with HVAC-related preventive maintenance and troubleshooting as appropriate.
- Maintain the cleanliness, safety, and appearance of property grounds, common areas, amenities, building interiors, and building exteriors.
- Perform groundskeeping duties, including trash removal, snow and ice removal, leaf removal, weed removal, watering, seasonal cleanup, and curb-appeal upkeep.
- Assist with janitorial responsibilities, including cleaning common areas, hallways, amenities, exterior areas, maintenance spaces, and vacant apartments.
- Respond promptly and professionally to maintenance emergencies.
- Proactively identify safety concerns, deferred maintenance, and property conditions requiring attention.
- Maintain tools, keys, equipment, supplies, vehicles, and work areas in an organized and responsible manner.
- Document work orders, repairs, materials, resident communication, and follow-up needs accurately in the property-management system.
- Assist with vendor access, coordination, and oversight when assigned.
- Communicate respectfully and professionally with residents, coworkers, vendors, and management.
- Maintain consistent attendance and punctuality.
- Support other Dalkey Management properties and team members when operational needs require assistance.
- Complete additional maintenance-related responsibilities as assigned.
Minimum qualifications:
- At least two years of hands-on property, residential, multifamily, hotel, facilities, construction, industrial, or comparable maintenance experience.
- Multifamily apartment-maintenance experience preferred.
- Experience with general repairs such as plumbing, electrical, carpentry, drywall, painting, appliances, or HVAC preferred.
- Willingness to perform the complete scope of the position, including repairs, cleaning, janitorial work, groundskeeping, trash removal, apartment turns, and snow removal.
- Strong work ethic and the ability to remain productive without constant supervision.
- Honest, dependable, responsible, organized, and professional.
- Willingness to accept direction, learn new skills, and contribute wherever the team needs assistance.
- Strong communication and customer-service skills.
- Ability to interact respectfully with residents, coworkers, vendors, and management.
- Ability to work safely in heat, cold, rain, snow, and other changing weather conditions.
- Ability to lift, carry, and move heavy materials and equipment as required.
- Ability to use a cellphone, email, work-order software, and other basic technology.
- Valid driver’s license and reliable transportation.
- Ability to travel to assigned Dalkey Management properties in Rhode Island and Massachusetts.
- Ability to participate in rotating after-hours, weekend, holiday, and snow-emergency coverage.

Compensation
Starting compensation will be based on verified experience, technical proficiency, certifications, and multifamily maintenance background. The top of the posted range is reserved for candidates who can independently diagnose and complete a broad range of property maintenance repairs.
