Full Job Description

Kaito Management, a Brooklyn-based property management company run by multi-generational real estate experts, specializes in real estate management, project management, and building maintenance services. With an exciting new office recently opened on 3rd Street, just off 7th Avenue in Park Slope, we’re growing our dedicated team!

We are currently seeking an independent, dedicated, detail-oriented Property Manager, with minimum of 3+ years of experience with luxury and affordable rental experience (Condo & Coop experience a plus) with day-to day responsibilities to include (but not limited to):

Manage day-to-day operations of an initial portfolio of managed rental buildings, including leasing, tenant relations, building maintenance and staffing oversight, with larger portfolio growth after training completion (approximately 6-12 months based on experience)
Oversee leasing and renewals from interacting with owners and brokers to drafting and engaging new and renewal leases
Communicate efficiently with tenants and oversee resolution maintenance requests
Inspect properties and complete inspection report on a regular basis
Manage vendors, building staff, maintenance orders, contracts and contractors
Oversight of maintenance, repairs and capital improvement projects, including project bidding
Prepare and distribute memos, notices and other correspondence to residents, staff, and others
Organize, address and resolve tenant and owner requests and work orders
Keeping buildings free of violations and ability to navigate removal of existing violations
Assure building adherence to local codes and standard operating procedures for management
Maintain resident and operational files and documents
Interact with building attorneys, accountants, and other professionals
Emergency response availability with overtime pay

Skills and abilities:

Operational knowledge of building systems (mechanical, electrical, plumbing, façade)
Working understanding of NYC building codes, local laws, and management industry standard operating procedures
Hands-on experience with local and federal housing assistance programs (such as LIHTC, Section 8, or City FEPS). This includes managing annual tenant income re-certifications and preparing files for state agency audits
Experience in managing capital improvement projects a plus
Exceptional organization skills, with ability to effectively communicate with staff, vendors and residents
Must have superior customer service and organizational skills and be able to multi-task
Must be flexible and adaptable to hectic environment
Technology Proficiency (Google Suite, Internal and External softwares)
