Full Job Description

Job Summary:
As a key member of the residential rental team, oversees the day to day operation of St Simons Island properties to include homeowner relations, tenant relations, prospect relations, and leasing activity.

Responsibilities:
- Responsible for answering incoming and placing outgoing calls and web contact to potential rental prospects to provide accommodations to best suit their needs. Convert telephone inquiries into leases and input into applicable systems. Prepare and execute all necessary and required paperwork for all leasing activity.
- Responsible for showing all available properties to interested parties while following department procedure and applicable real estate laws.
- Responsible for maintaining all advertising applicable to market area, including but not limited to availability list, company website, web advertising, and print advertising. This involves taking property photos, writing property descriptions, and ensuring full and accurate knowledge of each property's individual attributes.
- Bring in new properties to rental program to be placed under management by meeting with potential homeowners. Responsible for having knowledge of all company policies, rates, and benefits provided to homeowner.
- Collect all rent checks for market area, record payments into systems provided by management and transfer payments to management for processing. This includes following up with tenants regarding late payments, collections, and evictions.
- Inspect vacant properties upon tenant move-outs and report condition to homeowner. Notify tenants of security deposit charges and report to management in a timely manner.
- Take rental applications, collect application fee payments, perform required pre-qualification work and transfer application to manager with all required information for approval. Notify applicants of approval status and send the necessary paperwork to applicants when required.
-Keep track of leasing activity including calls, emails, web requests, and showings. Report activity to management on a weekly basis.
- Accept, assign, & track any maintenance requests submitted by tenant for market area.

Education & Experience:
- HS Diploma or equivalent required; College degree or equivalent related experience in real estate preferred.
- Valid Georgia Real Estate License Required.
- Minimum of 1 year experience in property management. Sales experience preferred.
- Strong organizational and multitasking abilities
- Experience with Appfolio
