Full Circle is a locally owned Burlington property management company built on a simple belief: people do business with people. We manage residential and commercial properties across Chittenden County, and we've built our reputation on doing property management the right way — fair to residents, straight with owners, and supportive of the team doing the work. Work-life balance, fair pay, and teamwork aren't poster slogans here; they're why our people stay.

We're looking for an experienced property manager to take ownership of a portfolio. No college degree required — we care about what you've actually done.

WHAT YOU'LL DO
You'll own your properties end to end: Be the face of your portfolio — build real relationships with residents and owners Run leasing: advertise vacancies, show units, screen applicants, sign leases Coordinate maintenance with our technicians and a trusted local vendor network Keep the numbers tight: rent collection, delinquencies, budget tracking Inspect properties, manage move-ins and move-outs, and keep everything compliant with Fair Housing and Vermont landlord-tenant law

ABOUT ON-CALL (THE HONEST VERSION)
Roughly one week every six weeks, you carry the emergency phone. It's dispatch only: you answer, assess, and send the right technician. You never respond in person, and the team has your back. Most rotation weeks are quiet.

PAY, BENEFITS, SCHEDULE

### Required Qualifications 2+ years in residential or commercial property management

Calm, clear communication — especially when a situation is tense

Comfortable with property management software (AppFolio a plus) and standard office tools Organized enough to juggle multiple properties and deadlines without dropping the ball Valid driver's license and ability to travel locally between properties

### Desired Qualifications (bonus points, not requirements) Knowledge of Vermont landlord-tenant law and Burlington housing codes Handyman-level understanding of building systems (HVAC, plumbing, electrical) — enough to troubleshoot by phone An existing vendor network in Chittenden County Fair Housing training or certification

### Physical Requirements (compact ADA note — replaces the old three sections) This role involves ordinary property-management activity: computer work, local driving, walking properties including stairs, and occasionally lifting up to 25 lbs.
