We are a stainless steel pool and spa manufacturer and commercial aquatics contractor specializing in high-end, technically complex pool and spa projects. Our manufacturing facility is located in North Carolina, and our project management, operations, and field teams operate in a remote and hybrid structure across multiple regions.
In addition to manufacturing stainless steel pool and spa vessels, we also serve as a general contractor for pool and spa projects, managing preconstruction, project coordination, procurement, installation, subcontractors, documentation, and closeout.
Position Overview
We are seeking a highly experienced Project Manager to support a high-profile commercial aquatics project in Beverly Hills, California. This is a large-scale, technically complex project with an overall project value of approximately $100 million. The role requires a seasoned construction professional with strong leadership, contract administration, scheduling, documentation, financial tracking, and client-facing communication skills.
The ideal candidate will have a background in commercial, industrial, mechanical, civil, or specialty construction. Direct pool, spa, or commercial aquatics experience is strongly preferred, but not required. The successful candidate must be capable of leading complex project coordination from preconstruction through closeout while representing the company professionally with owners, general contractors, architects, engineers, consultants, subcontractors, vendors, and internal leadership.
This is a hybrid role involving remote work, office coordination, and job site presence once the project is active.
Key Responsibilities
- Lead assigned project responsibilities from preconstruction through final completion and closeout.
- Review contracts, plans, specifications, scopes of work, schedules, and project documentation to identify risks, gaps, conflicts, and coordination requirements.
- Administer project requirements related to AIA contract language, change orders, RFIs, submittals, pay applications, schedule of values, retainage, and supporting documentation.
- Create, maintain, and monitor project schedules, including preconstruction, procurement, manufacturing, delivery, installation, inspections, commissioning, and closeout milestones.
- Track schedule progress against planned activities and proactively identify delays, critical path impacts, manpower concerns, long-lead items, procurement issues, and sequencing conflicts.
- Lead or support preconstruction planning, constructability reviews, scope reviews, coordination meetings, and project strategy discussions.
- Prepare, review, track, and manage RFIs, submittals, change orders, procurement logs, meeting minutes, project correspondence, and internal reporting.
- Coordinate with owners, general contractors, architects, engineers, consultants, inspectors, subcontractors, vendors, manufacturing teams, field supervisors, and internal leadership.
- Manage project budgets, cost tracking, forecasts, change management, billing support, and project financial reporting.
- Coordinate long-lead procurement, fabrication schedules, manufacturing updates, shipping, delivery, site readiness, and installation sequencing.
- Maintain organized project records, logs, reports, correspondence, and document control standards.
- Work closely with field teams and subcontractors to support quality execution, site coordination, schedule adherence, and issue resolution.
- Ensure work is performed in accordance with approved drawings, specifications, safety requirements, quality standards, and contractual obligations.
- Support inspections, commissioning, punch list management, owner training, warranty documentation, turnover packages, and final closeout.
Required Qualifications
- Minimum of 10 years of project management experience in commercial, industrial, mechanical, civil, or construction-related industries.
- Bachelor’s degree in Construction Management, Civil Engineering, Mechanical Engineering, Construction Engineering, or a related field is required.
- PMP certification is required.
- Strong understanding of AIA contract language, RFIs, submittals, change orders, pay applications, schedules, construction documentation, and project closeout requirements.
- Proven experience creating, updating, monitoring, and managing construction project schedules.
- Ability to identify critical path items, schedule risks, procurement impacts, manpower needs, scope gaps, and coordination issues.
- Experience managing complex construction projects with multiple stakeholders, consultants, vendors, subcontractors, and internal teams.
- Ability to read and interpret construction drawings, specifications, shop drawings, schedules, and technical submittals.
- Strong written and verbal communication skills with a professional, executive-level presence.
- Ability to represent the company in meetings with owners, general contractors, architects, engineers, consultants, subcontractors, and vendors.
- Strong organizational skills with the ability to manage multiple priorities, deadlines, contractual requirements, and project deliverables.
- Experience with construction management software, scheduling tools, document control systems, and Microsoft Office.
- Ability to work effectively in a remote and hybrid team environment.
- Ability to travel approximately 20% as required.
- Valid driver’s license required.
Preferred Qualifications and Experience
- OSHA 10 or OSHA 30 certification is preferred, but not required.
- Commercial pool, spa, aquatic, stainless steel vessel, mechanical piping, water feature, or specialty construction experience is strongly preferred.
- Experience working on luxury residential, hospitality, resort, high-rise, municipal, or large commercial construction projects.
- Familiarity with Autodesk Construction Cloud, Procore, Bluebeam, and Microsoft Project.
- Experience coordinating prefabricated systems, specialty equipment, long-lead procurement, manufacturing schedules, logistics, and field installation packages.
- Experience managing subcontractors, vendors, field labor, inspections, commissioning, and closeout.
- Familiarity with safety planning, site coordination, job hazard analysis, and OSHA-related construction practices.

Compensation and Benefits
