Full Job Description

Job Summary

We are looking for a driven and experienced Affordable Assistant Property Manager to help lead the daily operations of our affordable housing communities. This is more than a job managing units and paperwork. It is an opportunity to protect people's homes, guide families through some of the most important housing decisions they will make, and build a community residents are proud to call their own.

The right person for this role understands that compliance is not just a checklist. It is a promise we keep to every resident, every funding partner, and every regulator who trusts us to do this work with integrity. You will oversee leasing, rent collection, resident relations, and regulatory compliance while working side by side with your team to deliver a resident experience that leaves people surprised and delighted every time they walk through the door.

Responsibilities

Help the property achieve its occupancy and net operating income goals.
Work the first Saturday of every month to collect and post all rents received.
Assist with regular file audits to confirm compliance with the LURA, program documents, financing restrictions, LIHTC requirements, HUD regulations, and applicable state housing agency and apartment association requirements.
Manage reasonable accommodation requests, move-ins, move-outs, initial certifications, recertifications, interims, lease renewals, denials, and waitlists with accuracy and care.
Support all required housing inspections and follow through on any citations or requests that result from them.
Help ensure the community remains in full compliance at all times.
Collect delinquent rent and work to keep delinquency under two percent each month. This includes knocking on doors, calling residents, updating the property management system with the status of delinquent accounts, delivering notices to vacate and rent reminders, preparing eviction and writ paperwork, and attending court hearings when needed.
Maintain accurate accounts receivable, post rent through scanners, make deposits when applicable, and keep a balanced and accurate rent roll.
Close out accounting and complete month-end reporting on time.
Prepare and deliver correspondence, rent reminder notices, and other resident communications as needed.
Distribute renewal letters and complete all lease and renewal paperwork according to company guidelines.
Walk the buildings, grounds, amenities, common areas, and units to confirm safety and cleanliness, and flag any repairs or liability concerns to maintenance or the Property Manager.
Support leasing, traffic, marketing, maintenance coordination, and general office administration.
Complete daily, weekly, and monthly reports for required agencies as well as internal financial and leasing reports, accurately and on time.
Use property management software such as Yardi and OneSite to maintain accurate records and reporting.
Handle legal administrative tasks related to landlord-tenant law, Section 8 programs, and contract matters.
Resolve conflict between residents or staff with patience and sound judgment.
Help supervise and train team members, and foster a collaborative environment where people want to do their best work.
Support budgeting efforts and identify opportunities to grow revenue while protecting compliance.
Champion consistency across operations, follow company policies and procedures, and bring forward ideas that make the team stronger.
Deliver outstanding customer service that leaves current and future residents feeling truly cared for.
Support other communities and teams across the company as reasonably needed.
Rotate on call to handle after-hours, emergency, and holiday calls, including during inclement weather, except during approved time off.

Requirements

A valid driver's license is required.
Reliable personal transportation is required.
At least two years of experience in affordable housing.
Two or more years of experience in a multifamily Assistant Manager role.
Working knowledge of HUD, LIHTC, TDHCA, TAA, low-income housing tax credit, tax-exempt bond, and other affordable housing programs is a must.
Proficiency with Yardi, OneSite, and CMMS or similar maintenance management tools.
Strong organizational skills with experience in data entry, filing, and detailed recordkeeping.
Proven ability to manage a team, resolve conflict, negotiate, and communicate effectively with residents and colleagues.
Familiarity with property maintenance procedures and facilities management.
Working knowledge of Microsoft Office, including Word, Excel, and Outlook.
Ability to manage multiple priorities at once without losing sight of the details.
Must have a reliable vehicle to perform various management tasks, property errands, commute to our corporate office as needed, and any other job-related travel. Must have proof of current liability insurance for the vehicle being used as transportation.
