POSITION SUMMARY

The Preconstruction & Estimating Manager is responsible for leading all preconstruction planning and estimating activities for luxury residential remodeling and custom home projects. This role develops detailed project budgets, coordinates pricing with subcontractors and vendors, evaluates constructability, identifies project risks, and collaborates closely with the design and production teams to ensure projects are thoroughly planned before construction begins.

The ideal candidate is highly analytical, organized, proactive, and detail-oriented, with strong knowledge of residential construction methods, materials, and pricing. This individual plays a critical role in protecting company profitability while helping deliver an exceptional client experience.

WHAT YOU BRING

Required

Legally authorized to work in the U.S.
Able to pass a background check
Valid driver's license and reliable transportation
Bachelor’s degree, preferably in Construction Management or related field
MINIMUM 5+ years of mid to high level experience in residential construction estimating or preconstruction. This is NOT an entry level position.
2+ years estimating residential construction
Extensive experience with high-end custom remodels and custom built homes
Extensive experience with contractor coordination including contract creation, insurance compliance, trade walk and bid collection,
Ability to organize trade partners, carpenters and other employees
Ability to communicate with homeowners in a professional and consistent manner
Must be highly detail-oriented and able to track budgets, organize and submit receipts, and issue change orders in real time
Strong understanding of luxury residential construction methods.
Ability to read and interpret architectural and structural drawings.
Knowledge of residential building codes.
Excellent mathematical and analytical skills.
Strong organizational and time management abilities.
High attention to detail.
Excellent written and verbal communication skills.
Proficiency with Microsoft Office, Excel, and construction management software.
Ability to manage multiple projects simultaneously.
Able to provide references

Preferred

Experience with design-build firms.
Experience using Buildertrend or similar construction management software.
Bluebeam Revu proficiency.
Experience developing detailed quantity takeoffs.
Knowledge of value engineering.
Bachelor's degree in Construction Management, Engineering, Architecture, or related field.

WHAT YOU WILL DO

Estimating & Budget Development

Prepare accurate conceptual, preliminary, and final construction estimates.
Develop comprehensive project budgets from architectural plans, specifications, and design selections.
Perform quantity takeoffs for labor, materials, equipment, and subcontractor scopes.
Verify pricing accuracy and maintain current labor and material cost databases.
Analyze historical project costs to improve future estimating accuracy.
Continuously refine estimating processes and templates.

Scope Development

Develop detailed scopes of work for all trades.
Review construction documents for completeness and identify missing information.
Coordinate with designers and architects to resolve constructability concerns before construction.
Identify value engineering opportunities without compromising design intent or quality.
Ensure all owner selections are incorporated into pricing.

Subcontractor & Vendor Management

Solicit competitive bids from qualified subcontractors and suppliers.
Review proposals for completeness and scope alignment.
Clarify exclusions, assumptions, and qualifications.
Build and maintain strong relationships with subcontractors and vendors.
Continuously expand and evaluate the subcontractor network.

Preconstruction Planning

Lead internal preconstruction meetings.
Collaborate with project managers and superintendents to ensure successful project handoff.
Identify scheduling constraints and procurement lead times.
Assist in procurement planning for long-lead materials.
Verify permit and code-related requirements affecting budgets.

Project Financial Analysis

Evaluate project profitability before contracts are executed.
Review estimated margins and recommend adjustments as needed.
Identify financial risks and communicate them to leadership.
Assist with pricing change orders during design and preconstruction.
Participate in post-project cost reviews to improve estimating accuracy.

Documentation & Systems

Maintain estimating templates and pricing databases.
Ensure all estimate documentation is organized and complete.
Track bid history and subcontractor performance.
Maintain estimating standards and best practices.
Support implementation of software and technology that improves estimating efficiency.

Cross-Department Collaboration

Work closely with:
Design Team
Project Managers
Site Superintendents
Purchasing
Company Leadership
Accounting
Provide budgeting guidance during design.
Support client meetings when budget discussions are required.
Help ensure design decisions align with established project budgets.

WHAT WE BRING

Salary of $75k-$90k depending on experience
