Rise48 Communities is looking for an experienced Community Director to be a part of our Property Management professionals who have experience, that treat their property like their own and manage for success.

The ideal candidate is a hardworking, collaborative and goal oriented individual. Someone who knows how to get the job done, with a team focused approach and striving to hit and exceed goals set by the ownerships business plan for the property. Being a skilled communicator both with your team and ownership, you quickly become an inspiration to the people who work for and with you.

Responsibilities:

Every great team has a Leader who is also a coach and a mentor. Being a leader that others look up to and want to walk along side of is the key to success as it takes all the team members to take the property to new heights.
Budget preparation and financial acumen is an important part of the position, and it is imperative that you know the market so well that you can suggest areas in which the property could increase income by raising rents, fees or add other cash flow drivers to improve the value of the property. Analyzing and evaluating financial statements and adjusting with accounting as well as being able to explain any variances to budget is critical.
Creates strong vendor relationships and secures optimal pricing and ensures vendors meet standards of quality service and maintain current insurance requirements.
Shops competition regularly and knows current and projected marketing information which assists ownership with investment objectives and decisions.
Obtains and review bids and scope of work for capital projects with the Regional Maintenance Director and effectively communicate the need for unbudgeted projects that protect the asset and safety of the residents, as needed.
Meets or exceed business plan revenue expectations by setting increasing rent rates when possible and managing budgeted expenses closely.
Proactive in rent collection and monitoring aged delinquency is key to hitting or exceeding income projections. Insuring all past due prior resident files are turned over to collections promptly to ensure the best opportunity to collect funds due.
Reviews monthly financial reports with the Regional Director and work together to forecast future months with budgeted goals in mind. Be prepared to discuss any unexpected expense issues with ownership as needed.
Approves vendor invoices weekly and ensure work performed or products purchased were satisfactory. Staying current on payables is imperative to staying in sync with the budget.
Reviews and approves prospective resident applications, lease renewals to ensure consistency.
Knows the submarket well by analyzing current market and economic trends. Makes suggestions to implement leasing strategies to achieve the property's occupancy and revenue goals.
Creates a positive future resident experience by ensuring the property looks inviting, and the model or show units are in excellent condition which shows the prospect why the community will be the perfect place to call home! Make move in day a special day for the new member of the community and handle any issues that may come up immediately to ensure a smooth transition to their new home. The office should be a place residents feel welcome and invited as resident communication is most valuable for creating the best experience.
Resident satisfaction yields outstanding customer ratings and community reviews. Lead the team to always promote resident retention by responding to service requests in a respectful and timely manner. Handle any conflict with patience and diplomacy and always make sure the Regional Director is apprised of any issues, and your suggested resolution
Spend quality time with Maintenance personnel conducting property inspections including physical aspects of the property, mechanical rooms, shop, grounds, exterior of buildings, and common area amenities to ensure they meet company standards for safety, and cleanliness. Ensure all team members understand the standards and strive to maintain this level of expectation.
Ensures the team stays current with training and certifications as a comprehensive plan for each position, and strictly enforce compliance to Fair Housing, Americans with Disabilities.
Act, Fair Credit Reporting Act, landlord tenant laws and any/all regulations governing multi- family housing operations.

Financial Knowledge with proficiency in Microsoft Office and Outlook
Entrata experience a PLUS
