Maintenance Manager — Multifamily Property Management & Renovations

A Manager Who Isn't Afraid to Pick Up a Wrench

K5 Property Management is hiring an experienced Maintenance Manager to own day-to-day maintenance across our portfolio — a small-to-medium and growing multifamily portfolio in the Portland metro, plus two commercial buildings where most work is handled through vendors.

This is a management role, and you'll run it. You'll lead the technicians, set the schedule, own the budget, manage the vendors, and be accountable for the condition of every property we touch.

You'll also roll up your sleeves when the job calls for it. We're a smaller company — when a turn has to be finished, a call comes in after hours, or a tech is out, we need a manager who steps in and gets it done rather than waiting for someone else to handle it. If you lead from the front, you'll do well here.

If that sounds right — and you've managed multifamily maintenance and renovation projects start to finish, and you already run your work orders in AppFolio — we want to talk. No commercial background? Not a problem. It's a small piece of the portfolio and we'll train you on it.

What You'll Do

Lead the team. Manage, train, and schedule a crew of maintenance technicians. Run onboarding for new hires.
Own the portfolio. Oversee maintenance, repairs, preventative maintenance, and inspections across our multifamily properties, plus vendor oversight for two commercial buildings.
Manage renovations. Scope work, hire and manage contractors, control budgets, and hold the line on quality and timelines for multifamily renovation projects.
Handle permitting. Navigate applications, inspections, and code compliance in Multnomah and Washington counties.
Build the PM program. Create and run a preventative maintenance plan for all sites. Conduct annual inspections of units, fire systems, backflow devices, sprinklers, extinguishers, and elevators.
Step in when needed. Perform hands-on repairs, turns, and troubleshooting yourself when workload, staffing, or timelines require it.
Turn units. Repair, repaint, shampoo carpets, and deliver rent-ready units for move-ins.
Manage vendors. Select, oversee, and hold outside vendors to their contracts.
Control the budget. Develop and manage maintenance budgets, track spend, and find cost savings.
Run work orders. Manage requests and work orders through AppFolio.
Keep inventory. Track supplies and equipment and order as needed.
Own safety. Ensure fire and life safety compliance, conduct drills, and train staff.
Handle the weather. Oversee snow and ice removal and winter safety.
Serve tenants. Respond to concerns quickly and professionally to support retention.
Report up. Provide senior management with regular updates on maintenance activity, spend, and property condition.
Share the on-call rotation. Participate in a rotating on-call schedule shared across the maintenance team for after-hours emergencies — you're not carrying the phone alone.

What You Need

Required:

Proven multifamily property management maintenance experience
Demonstrated experience planning and managing multifamily renovation projects — budgets, contractors, and quality control
Working knowledge of the municipal permitting process — applications, inspections, and code compliance. Experience in Multnomah or Washington County is a plus, but any comparable jurisdiction counts.
Hands-on skill in electrical, plumbing, appliances, painting, and unit turns
Strong working knowledge of fire and safety regulations
Proven ability to lead, train, and motivate a maintenance team
Experience managing outside vendors and holding them to contract
Proficiency with property management software — AppFolio strongly preferred, since it's the system we run daily for work orders, service requests, vendor records, and reporting
Proficiency with MS Office Suite
Valid driver's license and reliable transportation
Ability to pass a background check and drug screen

You'll stand out if you have:

Any commercial property maintenance experience (helpful, but we'll train the right multifamily candidate)
Knowledge of fair housing and Oregon landlord-tenant regulations
Experience building a preventative maintenance program from scratch
Trade certifications or licensure

Physical Requirements & Work Environment

This is a working, hands-on position. Expect a mix of indoor and outdoor work in all weather, lifting heavy objects, climbing ladders, standing for extended periods, and physical exertion. After-hours emergency coverage is handled through a rotating on-call schedule shared across the maintenance team.

Base salary of $68,000 – $78,000 DOE
