Full Job Description

Summary:

Assistant Property Manager is responsible for the efficient operation of assigned property under the direction of the Property Manager. Performs tasks associated with the operation of the property including leasing, collections, resident services, and maintenance.

Essential Job Duties:

Supports the property manager with the day-to-day operations for the property.
Coordinates leasing, tenant relations, maintenance and other support as needed.
Assist the Manager with collections and processing of all payments and purchase orders.
Ensure follow up of resident delinquencies.
Initiates the eviction process, files necessary documents, and attends court hearings if required.
Validate prospect and resident rental eligibility using designated background verification process.
Review and check accuracy of resident information, including resident account setup.
Properly address resident concerns and promote positive resident relations.
Assist with creating monthly reports, including but not limited to renewals, rents, leasing, resident retention programs and maintenance.
Coordinates routine and emergency maintenance, managing contractors and property improvements projects.
Build relationships with vendors and handle vendor statements for correct invoicing as needed
Inspect apartments, walk tour paths, and make adjustments as needed to help maintain the curb appeal of the property.
Responsible for marketing and follow up of the leasing team unit inspections, thank you notes, approval letters, phone calls and lease signing schedules.
Maintain renewal records in computer.
Assist Manager with any requested work to be done on the property.
Other duties assigned as appropriate.
Job responsibilities are not limited to the above outlined and are subject to change at management’s discretion.

Supervisory Responsibilities: As directed by management, may be required to supervise administrative and maintenance employees in the Property Manager's absence.
