About Westbrook Hospitality
Westbrook Hospitality is a growing property management company managing short-term rentals, furnished midterm rentals, and long-term residential properties throughout the Greenville area.
We are looking for a dependable, highly organized Operations Assistant / Field Maintenance Technician to work directly with our Director of Operations and help keep properties maintained, stocked, guest-ready, and operating smoothly.
This is not a position where you will spend every day doing the same thing. One day may involve replacing a lock, troubleshooting an HVAC issue, and delivering supplies. Another may involve inspecting a property after a turnover, meeting a vendor, assembling furniture, checking a reported leak, or preparing a long-term rental for move-in.
The right person is someone who enjoys solving problems, working independently, and taking ownership of tasks from start to finish.
Schedule
- Required on-call availability: Thursday evening (after 5pm), Friday evening (after 5pm), and all day Saturday and Sunday
- On-call work is paid at 2x your regular hourly rate; pay applies only when you're called out and respond, not simply for being available
- Regular (non-on-call) work during these hours is optional and tracked separately from on-call time
- Hours outside the required on-call window are built around your communicated availability — consistent days, dedicated days off, or a more flexible arrangement can all work depending on the person, and can be discussed in detail during the interview process.
- Typical weekly hours: 20–30, varying with property needs, season, and experience level
Primary Responsibilities
Property Maintenance & Repairs
Handle routine maintenance and minor repairs at short-term, midterm, and long-term rental properties, including:
- Basic plumbing repairs and troubleshooting
- Minor electrical troubleshooting
- HVAC troubleshooting and basic maintenance
- Replacing thermostats, switches, outlets, fixtures, and batteries
- Door, lock, hinge, and strike plate adjustments
- Smart-lock and access-code troubleshooting
- Furniture assembly and repair
- Hanging blinds, curtain rods, TVs, shelving, and wall-mounted items
- Drywall patching and minor paint touch-ups
- Caulking and minor bathroom repairs
- Fence, deck, screen, and exterior repairs
- Appliance troubleshooting and basic installation
- Minor carpentry and general property repairs
You are not expected to perform work requiring a licensed plumber, electrician, HVAC contractor, or other licensed trade professional. Part of the job is knowing when an issue can be handled internally and when it needs to be escalated.
Field Operations
Assist the Director of Operations with day-to-day property operations, including:
- Responding to maintenance issues reported by guests, residents, cleaners, and staff
- Visiting properties to diagnose problems before a vendor is dispatched
- Completing property inspections and documenting issues
- Checking properties after repairs, vendor work, or turnovers
- Helping prepare newly acquired properties for launch
- Preparing long-term rentals for move-ins
- Completing punch lists between residents or guests
- Delivering and replacing supplies, linens, equipment, and maintenance materials
- Moving or assembling furniture when needed
- Installing or removing lockboxes and access devices
- Checking keys, locks, smart locks, thermostats, Wi-Fi equipment, cameras, and other property systems
- Assisting with emergency property issues when needed
Property Readiness & Quality Control
Help ensure properties are ready for guests and residents by identifying and correcting issues such as:
- Damaged furniture or fixtures
- Missing supplies
- Maintenance concerns
- Safety issues
- Access problems
- HVAC or plumbing concerns
- Lighting issues
- Exterior or landscaping concerns
- Items that do not match the property’s setup or listing expectations
You may occasionally be asked to perform a final walkthrough or help correct an issue before a guest arrival or resident move-in.
Vendor Coordination
Not every repair should be completed internally.
You will help:
- Meet contractors and vendors at properties
- Provide property access
- Explain the reported issue
- Take before-and-after photos
- Confirm that work was completed correctly
- Report incomplete or additional work needed
- Obtain information needed for estimates
- Help coordinate follow-up visits
Inventory & Supplies
Assist with maintaining organized maintenance and property supplies, including:
- Monitoring commonly used repair materials
- Keeping the company vehicle stocked with essential tools and supplies
- Picking up materials from local stores
- Tracking purchases and receipts
- Delivering supplies to properties
- Reporting when inventory needs to be reordered
- Keeping storage and maintenance areas organized
Documentation & Communication
Accurate documentation is a major part of this position.
You will be expected to:
- Update assigned maintenance tasks
- Document completed work
- Take clear before-and-after photos and videos when appropriate
- Record materials used
- Track labor time by property
- Submit receipts promptly
- Communicate when a task cannot be completed
- Identify additional problems discovered while at a property
- Provide clear updates so the Operations Director does not have to repeatedly follow up for status

- Willing to ask questions when needed rather than guessing
- Comfortable using a smartphone and property-management/task-management apps
- Detail-oriented enough to notice problems others may overlook
Maintenance Experience
Applicants should have general hands-on maintenance experience.
Experience in several of the following areas is preferred:
- Property maintenance
- Apartment maintenance
- Hotel maintenance
- Short-term rental maintenance
- HVAC troubleshooting
- Plumbing
- Electrical troubleshooting
- Carpentry
- Drywall
- Painting
- Appliance repair

You do not need to be a master tradesperson in every category.
We are more interested in someone with strong mechanical ability, good judgment, and the ability to troubleshoot problems and learn.
Physical Requirements
This position regularly involves field work.
Applicants must be comfortable:
- Driving between properties throughout the Greenville/Upstate area
- Climbing stairs
- Using ladders
- Carrying tools and supplies
- Moving furniture and equipment
- Lifting approximately 50 pounds when necessary
- Working indoors and outdoors in varying weather conditions
Driving Requirements
A valid driver’s license and acceptable driving record are required.
A company vehicle is available for work-related use.

Someone who demonstrates reliability, good judgment, strong maintenance ability, and the ability to independently manage field operations may take on increased responsibility over time.
Pay: $20.00 - $25.00 per hour
